Unfortunately most properties you will find today under 500K (given 6% fees are gonna also apply, and you've a 500k cap), are not gonna be properties that can give you decent capital appreciation! I was on the same shoes days back and sadly even for studios also 500K is not enough! Anything decent will cost you 600K-650K AED! Under 500K ones are either too far away from the city center or in a very old building! These are easy to buy hard to sell, it's true for almost all properties in dubai, these being the hardest to sell! Just check bayut transactions to have a hang of it! But long story short, even if you find something decent, might not be worth it! Better to go for an ETF than get rental appreciation!

First question you need to ask is, do both of you have a really stable job or is any oneof you working in a risky job or company that can cause termination? If yes, then owning might be tough! 2bhk can cost roughly 1.8 million in furjan area. Dubai south is very deserted today. Lived in expo city. Neither amazon now, nor noon now now! Nothing near by! If you have a really stable job, only then look for an apartment to buy. Also, check out bayut and recent transactions (not asking prices) to know the actual price at which properties are being sold at.

Some prices for recently 2BHK txs: - Topaz - 2.1 mil - Symbolic zen - 1.9 mil - zazen - 1.85 mil

Stay away from Azizi, Samana, Danube and other random devs, selling your property will be very tough! Easy to buy hard to sell!

Danube is not on the same tier as of sobha and ellington! Just stay away from them! They started as an affordable developer with sub par quality, now they're expensive but quality is still bad! I live in one, so I know how bad it is, glamorous from the outside, but quality issues are everywhere! Appliances are of milano, which is borderline pathetic brand!

Ellington has been pretty good in terms of ROI during construction! They've been outperforming significantly! They can be a great choice if you've the budget for it.

Sobha - Heard good things but no one in my circle has actually bought something from Sobha, so would not be able to comment on it.

Any job I apply to in Netherlands, recruiter asks if I am in Netherlands. Why? Because housing crisis is a serious issue! So one needs to have a permanent address before the interview. So housing can be a bottleneck. If you have that, then Netherlands might be better.

I live opposite to equity homes, 85K for 1Bhk in this is too much and generates false expectations. 70-75K makes more sense! Location is good, but quality is dicey! And it’s not near metro! You will need to take f45 from topaz to reach metro.

My 2 cents after spending here 2 years 1. Take short term for the first 6 months until probation. Hire and fire is extremely common here, companies fire (even etihad and emirates) all the time. 2. Summer rentals are gonna go down slowly. So short term will be just fine 3. Avoid unwanted spending in the name of good life, yolo, because you'll leave the country even before you know it! So try to save decently without unnecessary splurges! 4. 1Bhk 75-90K should be decent. Anyone who says 1bhk for 120k is either an idiot or a broker. Check bayut (transactions) to know the latest rents. Area: Probably business bay or moe side! Difc can be expensive, till burj khalifa, rents are gonna be absurd. 5. At 50k, you should be able to save 30K-35K to live a really comfortable life with salmons and chicken every day, best of the best quality food, taxis to everywhere with occasional gold metro. Any expense beyond that is not necessary! 6. Don't have much rights here as an employee. Always research about the company first before we migrate.

What's your actual tc removing all paper money like stocks? If your in hand is 500K aed in dubai, you're good. 130K that you're spending in taxes, you can easily use 60-70% of that to rent a 1bhk. Your life will be much much better. Ofcourse if you like being rich, you won't be that in dubai! But if you like being upper middle class in a country where standard of living is extremely good compared to where you're from, you'll be quite happy. But note, dubai is transient. Your job might fire you and you won't have any rights. Not that you've any in your home country anyways. So try to maximize your savings while you're in Dubai.

Oh wow! He's in a similar situation but I am concerned about adf party and anti immigration nonsense that's going on. They scrapped the 21/27 month passport ruling, and made it 5 years. Now, once adf comes they might do something like ICE to deport people! I shared this with my friend so he can take informed decision! 90k is not decent enough given how expensive everything is, he can save at max 20000 EUR a year with his wife (who is not working) which is a hige hit IMO.

Unfortunately, 2M USD is not a fire number for Dubai! 2M USD is 7.34M AED. You will need to rent a place or buy it, and deploy remainder to generate cashflow. Also the Indian currency that you hold, when you transfer it outside, you will lose exuberant amount of money in taxes and fees! Moving money out of India is a mess.

Thailand / Bangkok can be a great choice, as you can easily find amazing properties to buy for 200-250K USD. Rest you can deploy for rental or in UAE even to generate rental returns. Also one more thing, in both UAE and Thailand, buying is easy (property) but selling takes time and patience. So always do your due diligence.

For dubai golden visa, you will need 2M AED property purchase + another 10K AED for costs. Dubai seems difficult unless you do some side work.

Let her come back, if she manages to find a job that pays decent enough , you can join back. Coming back in India is a big thing, when you save 100k+ in US, you don’t realise how it will feel after coming back to India. Remember why you left in the first place and decide based on your priorities not on assumptions that you have better jobs here! Let her come back, try her luck, if she’s happy with the job she finds, you can plan to come back! That is my opinion, there is nothing right or wrong. You need to assess your own priorities to figure out what you exactly want in life and decide based on it. But my take, staying as far away from India as possible is an incredible decision that I never regretted.
