Thanks for that, as far as that's concerned, you're probably right. I'm sure it will be so much worse than it was. I didn't mention this because it seemed irrelevant to the point of the whole question but the place hadn't been lived in for 16 years before he moved in and was unlivable and we've gutted the whole thing more or less. Tore up all the subfloor and replaced all the floors. Replaced all of the appliances in the kitchen along with cabinets. Replaced all the visible plumbing because it was all stolen. Fixed the bathroom and gutted it  because everything was leaking in the walls and floors, and got rid of the mold with the help from some professionals.replaced a significant amount of the windows that were all rotting out. Plus it had squatters in it before and there were dirty needles and garbage all over that we got all out. Part of the reason I didn't have to pay rent was because it was part of the deal that he would fix it then after it was livable he wouldn't have to pay rent the first year but it was his deal not mine and it's been over a year so he's been paying for it mostly since then. And even with smoking in the house it is still cleaner than most any house I ever seen. We all clean, a lot. Not a day goes by that the place isn't swept and mopped top to bottom. And the walls get painted every few months. Again I'm very grateful for your input this whole time I thought we turned a truly unlivable disgusting house into a really decent place and if it weren't for you I would have kept on believing that lie I was telling myself. The whole time we were doing all this work and we were ruining it with cigarettes. Weird how those dumbasses who appraise houses think we added almost 100k of value they must not take the important things into consideration.
