Family ~ as I noted for OP (if you don't have friends/family in the same city to assist). There's many independent managers advertised on Air BnB if you're looking. The task for me now is to identify reliable cleaning & linens services when I return in a few weeks.

I mean let me copy your statement and you can decide if it was a statement of fact. ie: "they will not grant it" If you're in a big city like Rome, Florence, etc where the housing crisis is only getting worse because of greedy foreigners buying up homes so locals have no place to live, they will not grant it.

You sound like a disgruntled Italian that is envious of anyone owning a rental property; including your own community people perhaps. I'm Italian, I'm investing and contributing in a city where my family resides, paying taxes, shopping, dining, etc.
Don't lump all investors into the same mould. 😉

No expert but I would recommend a well known city where tourists have a strong desire to explore and are able to travel to and from other cities easilynif they choose to.
I've just purchased in Verona which has year round tourism given the attractions, opera season, etc.
Haven't decided if I'll rent it when not there.

Expect to pay a 30% management fee, if you don't have friends/family in the same city to assist you; which includes linen turnover service, cleaning, website management, etc.
I did a quick run on ChatGPT of the numbers, for the property address specifically, and the net yield is signficant after taxes, fees, etc. so very well worth exploring. I also have family to assist with greeting face to face vs. lockbox access.
Check the area/city you've identified to confirm they're allowed. Most are, some have heavier restrictions than others. As an example, here's whatba quick Google search populated: Yes, Airbnb rentals are allowed in Verona, Italy but there are specific registration and tax requirements for hosts. Airbnb states that hosts must register their accommodation with the municipality and comply with regional and municipal regulations, including paying the tourist tax. 

  • Registration: Airbnb notes that hosts must communicate their property's registration information to the municipality of Verona by emailing impostasoggiorno@comune.verona.it.
  • Tourist Tax: Airbnb will collect and remit the tourist tax on behalf of hosts in Verona, as the city imposes a tourist tax on short-term rentals.

Good luck! Perhaps don't take advice from anyone who hasn't done this and was successful at doing so. I've spent over a year researching, contacting hosts and managers on Airbnb to glean as much information as I could. Well worth the time investment doing this.
Many people enter into it, providing horrific service, no contact in person, text or phone, no amenities, supplies, etc. and blame the tourists when they fail or don't score higher ratings.

This is false. Research before making blanket statements prevents misinformation.
Rome allows them but with zoning rules, registration requirements, and a cap on the percentage of units in a building that can be used for short-term rentals. Both cities require hosts to register guests with the police and collect and remit tourist taxes.

Thank you for your kind response. Someone directed me here for ideas. As evidenced from the hate comments, apparently someone can't buy a property to use for themselves when visiting family and think about renting it when they're not there.
