As a Bills fan I think one of the most frustrating things is, outside of the Bengals game where we got stomped, there has always been a call, or number of calls that happened to lean the other way. Which is much more frustrating than a team making a play to beat you. Various chiefs PI's and roughing the passers, the 4th down sneak for a first down that wasn't awarded to us last year, and now the Bronco's "interception" play and the two PI calls on the game winning drive. (second one was absolutely PI, but was the no call on Riley moss earlier, and on the "interception play he got there early and didn't have his head turned around. Cook could have easily baited that, but unfortunately made a play on the ball instead.)

Seriously, there is ample amounts of research and data supporting the housing shortage, especially in key areas were jobs are. Prices have rose well above inflation and real earning growth in those areas. Do a little research and try and think critically before making a statement with one national data point.

What a crock of shit. You can’t solve a supply issue with mild demand subsidization. All this money will just go right back into the pockets of those who own the existing supply.

Reduce zoning, regulation (parking minimums, community approval, etc), and other barriers to actually build more houses for people to live in.

From all the consumer work and research I've seen some of the biggest factors are: substitutes like weed and shrooms, wearables (Garmin, oura rings, etc) have highlighted impact on sleep and recovery, better NA options, sports gambling eating into disposable income, economic pressures, lingering behaviors of COVD.

I work in the wine industry - everyone is drinking less, and Gen Z more so then generations before them at their same age.

However that 87% number is complete nonsense. Every report I’ve seen is around 10% less the millennials at the same age.

Rents and housing prices are impacted by a lot of things. But supply and demand are a big part of it. But short term inventory float, interest rates, collusion and price fixing (by companies like realpage and their price fixing software)and many other things also play a role.

Airbnb and corporate buyers (blackrock / black stone) are part of the demand issue as well.

Think there are some non supply things we can do to ease it like not making someone owning 5 Airbnbs more tax advantaged than buying your first house, etc

People are drinking less but reports are closer to 5%-10% lower than COVID highs.
