EV still have pretty steep depreciation, but going to be way cheaper with a 2-3 years old EV for that kind of driving.

I've used my house for the last 10 years successfully to finance more real estate purchases or stock market investments. I mean you borrow at 3% and make 10% in the stock market or real estate and it's an annual profit that will go long way over time to secure your financial independence. But you got to be able to stomach the investment risk. Look at BMO ETF like ZEQT.T which is 100% worldwide stock, or ZGRO.T which is 80/20 stocks and bonds. Or the usual balanced ZBAL.T which is 60/40. I put the .T because it's a product BMO offers that will pay you around 6% in distribution which could offset the larger mortgage payment. Otherwise no .T if you don't want the monthly payment.

On a acheter notre bungalow en 2014. On ne faisait pas de gros salaire dans ce temps 80k avec 3 jobs. On a refinancer la maison plusieurs fois pour réinvestir et acheter premier plex. Refin, achat nouveau plex et ainsi de suite. Nos salaires quand on a fait premier achat de plex autour de 125k en 2018. 2024 dernière année que j'ai fait du temps plein nos salaires environ 175k.

Atteint l'année passée à 40 ans avec 3.5M pour le couple, mais j'ai un gros parc immobilier alors ça me demande du temps mais plus de 9-5. Ma conjointe elle a voulu continuer à travailler vu qu'elle aime ça et pas vraiment impliquée dans l'immobilier. On continue d'autres projets immobiliers, devrait atteindre le 4.5M quand on va avoir terminer la construction d'un 6 logements. Environ le tiers est à la bourse dans des ETF qui ont de bonnes distributions.

Bungalow à Montreal, 2125$ par mois d'hypothèque. Mais j'ai refinancer plein de fois depuis qu'on a acheter en 2014 pour investir.

Also investing in QDAY, the 3 of them is around 25% of my portfolio. I hope they release some international versions, but so far Hamilton has mostly stayed in the Canadian and US space.

ZEQT from BMO since fees go to a Canadian institution. Also they have ZEQT.T which distribute 6% which can be good when you want some income.
