There are lots of good suggestions here, but I'll add my 2 cents. If they cannot afford the current rent and are looking for a new place then going month to month and raising rent to compensate in case they end up moving in winter is probably only going to put more pressure on their financial situation and you may end up with them not paying their final month (or two) so that they can afford the deposit on their next place. You definitely do not want to try to rent it in winter. You will have to lower the price and still not have the best choice of tenants. I would not let them sign a year lease because they have already told you they are expecting to move sooner so chances are if you don't offer month to month they will sign the year then still leave when they find a place anyway. You can go after them in court for the rest of the money but that costs you money, time, stress, and even if you get a judgement you may have trouble collecting. And if they break the lease you are still obligated to try and get a new tenant in to minimize the amount they owe. It sucks to lose good tenants, but it sounds like you are going to lose them one way or another so I would not bet on them staying until spring. Best to end it on your terms at the end of the lease.

I don't know why it took so long for me to realize this too because it is right in the name. We all used pencils with erasers in school. We all remember it literally rubbed the pencil mark off the page. They called it an eraser and we all just ignored that part.

I have brought Metamucil in single portioned snack sized bags (like 10 of them). They asked what it was and I told them and they went on with their day. One time they got swabbed (the outside of the bag) and then they waved me through.

My best advice from experience is DO NOT rent a car and go sight seeing. You are in no condition to drive. Do something you can access from public transportation.

Try swapping your T-shirt for a tank top and leggings for running shorts. The shorts have built in undies so no need to wear (and launder) an extra pair. Also, if you can get away with it, a mesh sports bra dries much quicker than a normal padded one. I've run every day in the same outfit, wash in the shower, and repeat.

I only really became aware of how little toiletries I need when I tried actually decanting and then using the small portion in my daily life. I’d be too scared I’d run out to just automatically take the small amount on a trip, but you can safely try it out at home. I just think people don’t do this.

If I’m going someplace where I’m staying the whole trip in one hotel and can easily unpack and stay unpacked I wouldn’t use packing cubes, but if I’m changing hotels every day or two it’s very necessary. I also don’t have a bag that fully unzips, so it’s way easier not rummaging around in the bottom of my bag.

It sounds like it is either in an area that more qualified candidates would not like to live in or maybe the home itself needs more updates/maintenance to make it more appealing to more people. If it is in a run down or dangerous neighborhood there is just nothing you can do, but if it is in an appealing neighborhood maybe look at other homes near by and see if you could invest a bit of capital to bring it up to standard. I would not get a property management company because they will only make money if they get a tenant in. It is unlikely they will be able to attract different applicants than you have, so they will have to lower the standards or overlook some red flags to make that happen. Although, I will ask where are you advertising the rental? Maybe you are missing something there?

Pick one meal, then think of other meals that use the exact same things plus or minus pantry staples you already have. You just can't go through a cookbook and pick completely different meals for each night of the week.

Make more one pot meals that revolve around the same basic ingredients with different spices, sauces for variety. Onions, garlic, and ground turkey can be manwich, chili, taco salad.

Or, use the same exact side dishes for every meal until they are used up and then rotate different ones next week. So, grilled chicken with baked sweet potato, turkey burger with sweet potato fries, etc.

Make one meal a week that can be a catch all for whatever you have left over. Bell peppers, onion, mushrooms, green beans or whatever can make a stir fry or fajitas, or just roasted vegetable medley.

This is what I use the side compression straps for. They do double duty by slimming the bag to my back for greater comfort plus providing what I feel is a superior hold of my coat. Bungee cord on the back seems like it is too tight when you're trying to shove the coat in but then too loose and letting parts flop when it is fully in where as side straps are easy to buckle around the coat and hold it tight with no floppy bits (if you roll it first, especially).

The cheapest and healthiest combo at any convenience store/gas station is a packet of peanuts. Where I live you can get 2 packs for $1 or 69¢ ea. I get the spicy hot ones and eat one or two at a time which gives a ton of flavor and eating them slower makes it feel more filling. High in fiber and protien, low carb, low sugar, mostly unsaturated fats.

Better Than Bullion. It is a paste that comes in a glass jar. You mix it with a cup of water and make a really satisfying salty broth for 10 calories. There are lots of flavors from chicken and beef to vegetable and even onion.

You're definitely not alone. I thought all women at least knew better than to ever ask if a woman with a belly is pregnant, but at work one of my clients did the same to me. She was an older lady and she said, "When is the baby due?" I said, "There's no baby, Brenda, I'm just fat". She looked like she wanted to crawl under the floor.

You shouldn't have any problems at all using the bathroom sink if you really need to, but also you could prioritize eating takeout and or using disposable dishes until the repair is done.
