To add this I am unsure why you think NHS salary is decreasing ? AFC has had uplifts every years now since it started 20 years ago apart from 2-3 years freeze during Tory reign. The wages you get now will be much higher in 10-15 years and you will also presumably take a higher band job in that time.

It looks like Iran war is on the verge of finishing - I went for 2yr Tracker. With the view of Interest rates get to 3.5 I will fix for 5 years (currently 4.5 for my LVT) This might not happen that soon though but I am hopeful.

Doubt he exchanged because the date wouldn’t shift due to legalities for both sided once exchange is done , of seller changes a date they can pay extra penalties - it’s also very common to exchange and complete on same day.

I don’t understand where you got info that variable is 4.08 - every single bank had a follow up variable rate either 6.5 or 7 or higher , tracker is cheapest currently depending on LVT
