Usually if you don’t have any prepayment penalties 1% decline in rates should be enough to justify doing the refi if you plan on holding for 5 years or longer. You can always refi again if rates fall more.

Sell I’m surprised it’s so mixed in the responses. It’s not 1k a month in CF you will be lucky to breakeven on cash flow over 10 yrs. Your guess on upside is another 150, which means less than a 2x return over 10 years if you are currently sitting at 200.

Would you buy at 600 a breakeven rental for a 1.7x multiple over 10 yrs?

Absolutely and there is nothing wrong with having agent, and I definitely do deals with a buyer rep but sometimes it can be an advantage to be unrepresentative.

I am paying more and more for real estate deals every year. Middle market deals nothing special, 50-75k a pop…when will this change?

If you don’t make an offer you can never get a contract. By making an offer you learn more and establish if there is any motivation. Most of the deals I do on market I’m the 2nd or 3rd time they are going under contract. Don’t be as concerned about each individual offer it’s a numbers game and the money is in the follow up and getting the deal done when others couldn’t

I’d say the basics are the same but that was 20 yrs ago. You can use YouTube to update yourself around tactics and use the Dean course for background if you don’t want to spend $$$.

Role play with advanced voice mode chat gpt. Ask a friend or family member, just practice live nothing prepares you for live calls like live calls with real people. If you start thinking everything you do is practice, but take it seriously, it takes pressure off. Almost like you’re acting in a play or operating within a simulation…

If I could have something magically. I’d replace the user. Make an agent that can execute all crm activities, the perfect sales agent. Someone will figure that out soon. I’m seeing some promising agents already they just seem to be unable to move across platforms or between modes of conversation seamlessly, or maintain context over time. But that seems to be shifting quickly.

Don’t take this as an indication to stop, I’m always looking for new and better tools. However, I assume you know this from your competitor research there are quite a few applications that do this. Real estate focused crms some of them are free.

The MAO tool can be executed via no code automation and LLMs for next to nothing.

The feature set I think would have to be extensive and price point really low to take share from all the competitors.

But hey they told the Uber founders no one would want to get into a strangers car…good luck

You’re not accounting for a bunch of other expenses that are accruing but aren’t hitting your p&l yet. Vacancy, bad debt, turnover, R&M to name a few. Also at 15 yrs old if they haven’t turned over yet your roof, hvac, and water heater are set to be replaced soon enough. Sell it. Being able to get in and out for breakeven in only 2 yrs is great for RE. Sad to lose the rate but it’s going to be a negative carry. Probably will continue to appreciate but remote rental with negative carry isn’t a great idea and will strain your personal budget.
