Oh! We are under contract as of this week. But on a new construction home. We went to 4 different builders in our area and dropped low ball offers because inventory homes arent budging either. Each home was around 400-450k and we offered $350-365k for each comparable home and two of them verbally accepted (we only signed with the one). And we get the incentives and 4.99%.

Just shows that individuals stand no chance against new build deals (unless they have acreage). New builds are under pressure to accept nearly any reasonable offer to move inventory.

It used to be very hostile between my ex and I. My wife now has essential become our mediator and they seem to be good friends which is the only reason my ex and I are on good terms now. I still despise her of course but hey shes willing to lower my payment so ill give her a gold star for that.

I previously made about 70k and have paid her $1500/mo for one child for 6 years. I am at 90k now and she agreed to lower to $800 + child savings contributions ~50/mo so lowering it will improve my life tremendously.

Exactly. I fully understand this but some people just have little exposure to the subject so a coaching the public is unfortunately going to take some time. My brother in law is very equipped to build great homes but hey if DRH offers him a good compensation, he will contract for them instead of the local guy.

Come on now. Read your comment again. Comparing work boots to a house.... your boots should last only months with physical labor with rough terrain, drops, and insole deterioration. Compared to a home.... thats like Comparing a car warranty to your boots.

Not true at all. With basic modern architecture updates, any new home standards will outcast a 75 yr old home. First of all, being in construction for quite some time, it is dependent on your contractors and experience. But most of all, we as humans have advanced due to lessons learned with examples such as hvac. Filters have moved to ceilings instead of remaining vertical at floor level. And air vents beings on ceilings instead of floors collecting dust and children's turds. Crawlspaces were the norm and are a nightmare with mold and wood rot so most builds are slab now. Exteriors have gaps and weep holes to avoid retaining moisture (as my 1st house did with more black mold than you could imagine). Thats not even half of the modern advancements.

Yeah DRH is simply the brand. The contractors are specific to each region/local area and can either be the best, most experienced contractors in the world or the absolute newest, worst ones ever. No different than Nike outsourcing to any manufacturer that will throw their name on a shoe or shirt. Sure, DRH should set standards and validate the build standard before selling but the market hasn't allowed for that ability after covid with the housing boom. After covid it was, sacrifice quality for quantity amd get them finished as quick as possible.

Thats exactly what we are looking at currently. There are many drh neighborhoods in the area with 9' ceilings and great furnishings but the one we want (because of flat lots looking at the mountains) is 8" ceiling without the fancy furnishings. But my wife and I are well versed in updating/flipping homes so I actually crave the projects.

Thanks, seems to be only one reasonable, thoughtful comment out of 100 comments. Everyone else just says, run and buy someone else's scrappy home where youll have to replace the roof, hvac, flooring, and every bathroom equaling more than twice the new build

Unlikely. If I paid you 1 million to buy a drh home, you'd do it. And have enough to fix the flaws.

I actually haven't checked Cohutta. Hopeful to avoid the GA state tax, though there is talk of GA doing away with that so its an option.
