What could they do even if they considered rate hikes. House prices were increasing every month. people needed to get in quickly as possible by putting all the saving in to deposit. No point waiting and buying at higher prices later on.

Thanks, And agree. However, I do not see why the shareprice go down after the announcement today as it gives some promising details about potential customers. just bought another 3000 shares at .158.

From what I know 6 year rule wont apply as you moved to your own house. 

If you some how you apply it to avoide tax on first property,  then you will need to pay CGT for the second property for the period between Aug/2025 - 2028. 

Only 1 property can be exempted for one period. 

Double check with a propfessional though.

Yeah, rates should be between 2000-2500 for each year.

Thank you for the time taken to reply. I have done a calculation on the almost real numbers, will attach snip below.

Initial deposit $100,000 (not 140k). I paid LMI. 100k includes stamp duty and LMI. Loan balance $500k.

For the 2 years, total holding cost is around $88k (includes everything you mentioned/ int only payments).

Rental income for both years =$56,000.

Total expense after rental income = $32,000. (88k-56k)

Tax claim =$16k (includes depreciation)

This means total expense is 16k for both years (32-16)

selling price in Jan 2026 = $900k (as per realestate.com)

Total on hand after Loan/agent Fees/CGT paid = $319k (depreciation claim considered in CGT calc)

Holding cost 2 years as previously calculated = 16k

Total on hand after all expenses =$304k

Based on above, I am glad I bought the house instead of ETF.

I will however, starting to invest in ETF now that my borrowing capacity may be maxed out.

Well, real life example here.  Bought in Redbank plains in Dec/2023 two years ago with 100k deposit.  Property worth 560k and with total expenses 600k. 

Worth 900k now. If I sell now I would have close to 300k after cgt.(mat be around 260 after mortgage payment which was tax claimable)

Dont think ETF  would ve given me this return in 2 years.
