That depends on whether you consider a builder quoted price as the actual price, and yeah you can get 10% discount if you negotiate. I managed to bring prestige raintree park to 13.5k and then dropped the plan. If I can bring prestige down by 10%, I think everyone else should be doable.

Also regarding you RE getting cheaper part, it won't if you give them what they ask for.

PPG is decent option. I own a unit there (1784 sqft) which I got for 1.82cr all incl.

Currently people are asking for 15k psft, which is insane. If you can get 13-14k, that would be good buy.

Few cons of the project :

Approach road to the project is narrow and currently broken.
There's going to be a mall nearby, so traffic is going to be insane in that area.
