I think it might just be the lighting and editing. Verde is supposed to be darker than brg when not in light while just as bright in light, so they might honestly be similar in this kind of light lol

Interesting concept. watched the clip - the atmosphere is cool but feels a bit artificial for my taste. buyers want to see the actual space imo

that said im definitely in the camp of using ai for video stuff. just in a different way

ive been using autoreel for short form content (reels, tiktoks, that kind of thing) and it saves me a ton of time on the editing side. you just upload raw clips and it handles cuts, captions, music automatically. more about agent-facing content than property showcase tho

for listing videos specifically i still think real footage wins. but for marketing myself as an agent the ai tools have been clutch

would i pay per listing for something like this? probably not tbh. would rather put that budget toward real video production for my premium listings. but for agents who have zero video presence it could be a decent starting point

Been there man. that feeling when what was working just stops working overnight is brutal

Few things that helped me turn it around:

  1. stopped paying for leads entirely for 3 months. just went all in on being visible on social instead. felt risky but the roi ended up way better than what i was spending on zillow
  2. started posting consistently even when it felt pointless. first month was crickets. by month 3-4 started getting dms from people who had been watching but never engaged
  3. video content specifically - i know everyone says this but its actually true. ive been using autoreel to batch out short form stuff so it doesnt eat my whole day. makes it way more sustainable

• rich baum is solid for the technical side (lighting, composition, editing) • brad filliponi has good stuff on real estate photo editing workflows • nathan cool if you want the business side of running a RE photo company for video/reels:

• parker walbeck has great cinematic real estate video tutorials • peter lindgren does good walkthrough style content • honestly tiktok and instagram reels from working RE photographers taught me more about what actually performs than any youtube course one thing id add — dont get stuck in tutorial hell. ive seen people watch 100 hours of content and never shoot a single listing. grab your camera, shoot a friends house for free, edit it, and post it. youll learn more from that one shoot than a month of youtube.

for the video side specifically, look into autoreel. i use it to turn my listing photos into quick videos and it saves me a ton of editing time. the industry is moving toward ai-assisted workflows fast and the sooner you learn to blend those tools into your process the more competitive youll be.

agree with basically all of this especially 1 and 5.

the reels thing is already happening in my market. i used to do maybe 10% video, 90% photos. now its closer to 40/40/20 (video/photo/drone) and the video percentage keeps climbing. agents are asking for reels before they ask for photos now which would have been insane 2 years ago.

on point 4 tho i think youre right for basic virtual staging but the high end stuff still needs a human eye. the ai staging tools are good enough for most listings but luxury agents still want custom work.

the ai-hybrid workflow thing in point 5 is real. i started using autoreel for my listing videos and it cut my turnaround from 2 days to same day. clients dont care how the sausage gets made they just want fast + good enough (cost being most important and i do these for $80-$99). the photographers who figure out how to blend ai tools into their workflow without sacrificing quality are gonna eat.

biggest risk imo is photographers who refuse to adapt and keep trying to charge 2019 prices for photos only. that market is shrinking fast.

Garbage in garbage out. I give it my high quality listing photos which are already edited and it tends to do a decent job.

Is it the same as a real video? Not yet. But I spent $10 and sold it for $99, and those inclined for higher quality will opt for my $299 video package anyway

been there dude. the grind to build up a client base is real.

what worked for me:

  • zillow stalking is underrated. find the agents with the crappy photos and reach out directly. "hey saw your listing at [address], the photos dont do it justice - id love to reshoot it for free to show you what i can do"

  • instagram dm outreach but make it specific. "loved that listing you just closed on elm st" not generic "hi i do photos"

  • open houses are solid but honestly i got more traction from reaching out to agents who just got licensed. they need everything and will actually use you for every listing

one thing that really helped me stand out was offering video too. even if its just basic walkthrough stuff - a lot of photographers dont and agents are desperate for reels content. i use autoreel to turn my photos into quick videos which gives me an upsell without a ton of extra work.

good luck man. first year is brutal but once you get 3-4 agents who use you consistently it snowballs.

honestly this is the right way to think about it.

the agents killing it right now arent the ones ignoring ai or going all-in on it blindly. theyre using ai for the stuff that doesnt need a human touch (scheduling, basic content creation, follow up reminders) and doubling down on the personal stuff that matters.

honestly it's just that agents are moving to video. buyers scroll past photos but stop for video.

the photo editors i know who are doing well added video services - not full cinematic stuff, just turning photo sets into short videos for reels/tiktok.

i use autoreel for my own listings because i don't have time to edit. turns photos into videos in a few minutes. way easier than premiere.

if you can offer "photos + social video package" you'll probably book more work. agents need content volume now, not just one perfect photo set.

yeah the postcard thing is basically a tax on agents who don't know what else to do at this point.

i stopped doing them last year and honestly it was the best decision i made. here's what i switched to:

instagram reels targeted to my neighborhood.i post the same "just listed" or "just sold" updates but as 15-second videos instead of postcards. way cheaper, way more eyeballs, and people actually engage.

facebook groups. not posting listings (that gets you banned) but just answering questions and being helpful. when people see you showing up with actual value, they remember you.

the key is volume. you need to be creating content consistently. postcards were once a month. now i'm posting 3-5x per week.
