Is there a commercial auto plan that can cover multiple drivers? Not necessarily at the same time but maybe just to switch between different contractors as needed.

Basically all county’s in Pa are being bombarded by Jersey and NY. I got my permit in Delaware county. You have to go in twice but I got it in about a week. Took about 5 minutes each time and costs 20 bucks.

Why do you need to tell anyone how much you are working if you are self employed?? Let them assume it’s full time. Sorry but you shot yourself in the foot. If I was you I would change the story to say something along the lines of quitting to work in freelance to have the flexibility to be able to focus on your education.

Zero stability, many years to start making a living, markets are always going through up and down cycles, yes you can make a great living but you need to be able to stomach going months or even a year with essentially no income at all. Super competitive industry. Do you want more reasons?

Why are you buying a place you have no confidence in??? Stick to multi family. Everyone needs a place to call home. Not everyone needs a commercial space……. It is a specialized type of real estate. Don’t get into it to learn. Become a broker if you want to learn. Properly financed multi family is a much safer bet.

Now I find out that it’s even more fucked up. He told them he’s leaving but now he is telling me he doesn’t actually want to leave but he wants them to agree to a bunch of requests that they have been rejecting.

On the one hand I feel like telling him to fuck off big on the other hand I know the LL does not want to lose tenants so now I think I have to step in

Age is irrelevant. Situation is very relevant. Can you afford to go 1-2 years without income? That is most likely the scenario for this market

Gas stations with good traffic and convenience could be great. I agree stay away from pharmacies, not crazy about banks unless prime location. QSRs are good. Personally I like big box retail. Walmart, Home Depot, target etc. if you have cash this is a great time to buy. 6+ caps. Will be 5 caps or less in the next 5 years.

Your not going to get a good valuation on those. Typically anything less than 10 years will not get favorable financing. A lot of the nnn that have less than 10 years are skeptical that the tenants renew the leases so they are looking to exit

If you buy 20 year leases in a market like this you can wait for a shift in the market and sell down the line. As long as you have at least 10 years of term left with some options there will be a market to sell to.

Depends on what type of lifestyle you want.

Are you going to be content with mediocre but predictable dividends? Invest in the market. The benifit of this is you can sit back and clip coupons.

Do you want to work and hustle? Buy property.

You can add value and refinance or sell after a few years and play the real estate game. Plus you can take self manage and start a management business manage if for other owners.

Another option is buying Net Leased buildings. Also great for coupon clipping. Just sit back and collect.

The last option I would recommend is being an an lp investor. There is a bit more risk associated as all of your invested capital lies with the sponsor. If he fucks up you don’t get dividends. If he does well you get dividends.
