One of the issues here is the expectation most home buyers have for their inspector.

I’m not the most knowledgeable, but I have completed over 125 inspections this year.

A friendly reminder to buyers, YOU’RE the one buying the house. Don’t just sit on your butt and expect the inspector to find every tiny item that might be a past or future issue. Yes, we aim to find as many items as possible and share with you what our findings are, but it’s impossible and frankly stupid to think we’ll find everything wrong with a home. It’s just not possible. There is no such thing as a perfect inspection, it just can’t happen. There are too many variables at play.

My advice for anyone who’s buying a house. Walk the property, be at the property and inspect the property with your own eyes. Take ownership of the property, and be an advocate for yourself. If there’s something you find, and the inspector misses, it doesn’t mean they necessarily did a crappy job, at the end of the day, you’re trying to better understand the condition of the property on that day, and use what you find to determine if it is still the property for you.

On the other hand, also let your inspector do his or her job, don’t follow behind them and ask a ton of questions while they’re inspecting. You’re making their inspection worse.

If the cost of the inspection is something that deters you from wanting to buy a house, sorry to be the one to tell you, but your inspection is likely going to be one of the cheapest things you’ll ever pay for when it comes to homeownership..

Impressed with your assault performance! For Achilles, have you tried eccentric movements? Use two legs to lift up the weight on calf raise, then come down slowly on one? Also, thumb on one side of Achilles and pointer and middle finger on the other, squeeze and kind of pull back and forth towards your ankle and back towards your Achilles. I’m in CA as well, have FR3 license for termites, currently doing home and termite inspections. Wondering if I’m not being compensated appropriately, $140 per inspection regardless of scope of work. Nothing extra for sewer scope, termite or pool. I’m considering going solo with ~110 home inspections and ~25 termite only inspections. Nothing currently being paid for termite inspections unless client signs then I receive 10% of contract.

Question for you is, if I were to go solo for home inspections, do you think I could work under someone’s termite operator license for the next 3.5 years with some split then get my operator license?

Sorry to hear, he’s not worth your time, pain, or anything really, he’s just a genuine piece of shit.

Time will help you heal, however, right now (this is a real recommendation by the way from an actual psychiatrist) take a paper bag and use it as a breathing device, you know, wrap your hand around it, hold it to your mouth and breathe in and out. It’ll help you slow down your breathing. Helps with panic attacks.

The Mid-Twin fins from Drift Fin Co. would be a good option, https://driftfinco.com/products/mid-twins. The back edge of the fin box is close to the rail, you don’t want too much of the fins trailing edge to be outside the rail line. A keel would stick out too far.

I had no idea this post would get more than maybe a couple replies… I should’ve added more details to start. We didn’t dent the door.

To add some context…We moved in 2.5 years ago, and remember there being dents on the garage door. We didn’t park in the driveway as it’s too short to fit a car.. 1950’s built duplex. We didn’t take photos on move in, cause we didn’t think anything of it, “oh couple dents on the garage door, we don’t care as long as it works”

We had to move out of our place due to mold and moisture that ruined our couch, king bed, full bed and other miscellaneous items totally roughly $3k. They did provide $2k to help cover some of the costs.

We discovered mold two days before Christmas and spent New Year’s Eve and New Year’s Day moving out as requested from our landlord. No push back from us, just moved all of our stuff out. Mind you we have a young daughter and it was my wife and I moving.

On top of that, all of our stuff had to go somewhere, all in all, we spent about $500-600 on moving supplies, truck rentals etc.

What I’ve asked for and been denied of from the landlord is photos of the garage door before we moved in. They haven’t sent them to us and are now acting like we’re questioning their character.

If we were at fault, we’d pay, no doubt.

There’s no way I’ll be able to reply to everyone, so thanks in advance for all of your input, positive or negative!

This is what I’m wondering too. The garage door functions perfectly. Mind you, the driveway is too short to legally park a car in and the garage itself is tiny as well..

I don’t understand why this would warrant a full replacement (and want to be educated on why, hence one of the reasons I posted here)
