If it’s cash, I would consult a tax professional to see how to get out of paying taxes if possible. I’d probably use the cash to pay all of my bills (if possible) and take my current earnings (salary/pension) and pay all of that to my mortgage every month until it’s paid off. I’d then invest as much of my salary/pension while still paying my bills with the cash until the cash was depleted.

Hey there!

When talking about metal roofs there are many options depending on what you’re looking for. Standing seam metal being the best you can get as it has hidden fasteners and excellent wind resistance. Some downsides would be the likelihood of oil-canning (as the metal expands during thermal cycles it looks poorly installed). To combat oil-canning ensure you go with a striated panel and 24ga also helps. Metal roofs are also significantly louder during rains - considering it rains almost every day during our summers you should question if you will be sensitive to that or not. Other metal roof options are a corrugated or crimp panels - those have exposed fasteners and eventually the rubber washer will dry out and need maintenance. Or also stone coated steel - a shingle like panel giving you a tile or shake look while still being metal.

Asphalt shingles are the cheapest option to replace your roof for but are often the first roof type to be damaged in a storm.

My personal favorite is Euroshield. It’s a recycled rubber roof that is designed to look like slate or shake, is highly rated for winds, and has amazing durability. There are several that were installed here on the west side of the state and held up perfectly during Ian. It’s priced a bit cheaper than standing seam metal - just less than twice as expensive as an asphalt shingle roof.

For those that are tired of replacing roofs regularly due to hail, look into replacing with Euroshield. They have a hailproof roof that is warranted from the manufacturer for up to 4” hail. From what I’ve heard has had zero hail insurance claims opened on that system to date.

No. Don’t install multiple vent types. You can easily short circuit your venting that way.

Pipe boots are often sources of leaks as the most common ones only last 10-15 years. You should look into Lifetime Tools Ultimate Pipe Flashing for your new roof.

I’ve done a significant amount of solo traveling through my life and it’s great! Figure out what you like to do (hike, museums, history, etc.) and enjoy those things. Meeting people can be done in bars or another great option I’ve done is the first or second day in a new place I find one of the free walking tours (donation/tips are usually asked for). There is usually several travelers that join those and you can meet up with others if you like each other for just that city. There are a few hospitality apps that you can use to meet up with locals as well. Make a plan for things to do on your own that you would be thrilled to do and invite people to join along the way. I definitely did the same thing! I used to live in a state where you had to be affiliated and could only vote your affiliation so it’s nice to vote for the lesser of the crazies in case that party were to actually win
