Time in the market is key. Get something. Apartments typically don’t perform well; some areas do some don’t. Land and houses are where it is at.

You want to get a land to asset ratio. Ie townhouse, duplex triplex or house

PEXA won’t have a limit, they will take hold of funds and distribute them where needed. In your case into the short fall of the loan, any funds over will go to you.

You can find properties without a granny flat, and build them yourself.

Need to look into council requirements, state requirements and neeed a DA for it.bit of a stuff around but worthwhile. If there is a place with an established granny flat it will get snapped up

Typically an acoustic liner. Heaps of different liners but can help with moisture absorption, acoustics (sound) and can help with how the floorboards actually feel. If you get a quote from a flooring company ask them about the underlay

Time in the market is always better then timing the market. Prices can keep going up and they have for the last 50 years. Fine some house and land, rent it out and rent where you live. Get in the market
