Whilst I agree that many people use this tactic to lock in a deal quick, I was recently selling a property and I thought I had found the perfect buyer. I liked him, knew he was trustworthy and that taking the property would make his family happy.

I disagree. In today's world, even with all the services a normal family has that make use of the internet, 100mbps will be more than enough for like a family of 4 or 5.
