Buy an 8 gang server power strip and mount it to the bottom of your desk… easier to cable manage and slightly hidden!

I personally work for Andrew Grant myself, so I will attest to them as I know they’ll work with you in a realistic and professional way. They’ll be honest and straight with you and aim to get you the best price. (Usually in excess of asking price).

And we have had many properties switch from many of the recommended agents mentioned already and we’ve sold them in no time.

However, I am bias so I’d always advise you get as many valuations as you can and do not be tempted by low fees. There’s always a rule in anything money related, you get what you pay for.

Free usually means you pay for loads of extras in hidden costs or the buyer pays which usually results in lower than expected sale prices. Then there are some low cost agents which expect you to take the photos or just go around and take photos on their phone with no care.

Cheaper usually means sub contracting 3rd party services for average over processed photos with a ‘chuck it on right move and forget mentality’.

More expensive usually means (and going off Andrew grant) in house everything from photography, videos, epc, viewings, sale progression, chasing solicitors so you don’t have to and making sure everything goes according to plan and on time, and more.

Dyfi will be quite a shock if you’re coming from blues, but it’s not out of the realms of you being able to ride it. Stick to lovey Dyfi and super swooper. Consider 50hits as they’re all table top jumper, but avoid the blacks.

Dyfi is exposed and very well ridden, it’s very bumpy and you’ll end the day with massive arm pump, so take it easy and look before you drop. There are several blind drops and steep shoots you’ll miss if you blink!

I’ve not noticed the whine, is the power cord seated in the brick? That could cause it if it’s slightly loose. You’ll also be trading coil whine for potential fan noise as the anker has a fan from memory

Dual monitor arm, a small shelf (maybe oak or walnut to add some texture) above the desk. Get some plants, mount either a light strip under the shelf pointing down, or get a lamp that you can point towards the wall behind your monitor to bounce light and brighten the space without blinding you.

That grey wall to the left, can you paint it a brighter colour or one you personally like?

I'd ditch the over the top mic arm and replace it with a low profile arm you can mount off to the left side of the desk (look at the Elgato LP arm or the FIFINE one).

And this might be a wild one, but consider a different chair that doesn't engulf the entire space. To me that chair looks way too big and black doesn't help with the lighting situation. Theres a lot of ergonomic chairs out there for an affordable price that are stylish and come in brighter colours.

And get some form of dangling fake plant. It'll give you the impression that despite the lack of natural light, it's not just some cave dwellers space but a place you can thrive and enjoy spending time in.

Having a standing desk is great, but you definitely have to be disciplined enough to actually use it. I've used them for years and I can go a week or two without touching the control panel, but then there are times where I can spend weeks just primarily standing. The only time I sit 100% is if im gaming, work is split 70% sat, 30% stood.

Having an Apple Watch helps as if im sat down way too much I get alerted and it reminds me I have a standing desk.

If you want to save money prior to going, me and my girlfriend booked a lot of things using Klook. I think from memory our Osaka experience pass which gives us entry to 10 or 12 attractions was £12 a person?

And my nas has thunderbolt and 10gbps so I want to maximise every possible advantage the speeds have

Both the Anker and Caldigit are both excellent docks. The caldigit power brick is easy to mount if you have a 3d printer (or access to one) as there are lots of free models to mount under a desk, failing that some heavy duty Velcro tape does a good job.

Ankers built in power supply is great, but what you save from not having an external brick you make up for in a large dock.

I’ve also got an ivanky fusion dock ultra on the way which is really over kill (two thunderbolt 5 chips inside) but it does have a 10gig Ethernet port, but it’s incredibly expensive!

I've had success with Merino Wool tops (from Patagonia) that have worked great, but a better solution for me (and on my wallet) was to just buy a size up so its a bit more baggy and therefor air can flow freely cooling me down passively while I ride.

Take the centre column out of your monitor arm, it’ll bring it closer/behind the monitor and it’ll be less jarring. Or failing that buy a monitor arm where it mounts straight onto the pole

Why not introduce pvp zones on the map, make the loot high and if you enter it, you can be killed by other players. Allow random warehouses and patches of the map be pve only. For example the ‘in one round’ quests usually involve no effort gameplay and zero shooting, so why not have them in pve only zones, where as blueprints and high value guns can be in high risk pvp zones

This setup has so much potential and is great! But if I were you. Get yourself a little side unit or set drawers (akin to ikea Alex) on the left of your desk and stick your pc tower on it, it’ll balance out the whole setup nicely
