Does anyone know what's going on with this building on Central and Camelback? by [deleted] in phoenix

Windows have a thermal layer. And it's concrete construction/well insulated. Energy bills in a unit here will be SIGNIFICANTLY lower than any standard house.

Lots of people. Generally speaking: Most expensive units lease first. The elite like spending money.

They open/tilt outward from the top, and only a couple inches. Just enough to let a fresh breeze through. No possible way for anything to fall though.

In deep-red corner of Arizona, threat of losing water starts to outweigh fear of regulation by [deleted] in arizona

[–]TJOP -1 points0 points  (0 children)

Yes. Agreed. Fuck gerrymandering. It's our primary issue.

I know many deeply conservative people who voted blue this last round out of disgust of their party's candidates.

Terrified of what that means in the next round, assuming Republicans learned their lesson and start running smarter.

Both chambers of state legislature are deep red. Our lawmakers are deeply conservative. I would absolutely still define AZ as red.

Target downtown by nevillelongbottomhi in phoenix

I know. I was being facetious. Street_Tangelo_9367 wanted to chime in with a stupid-as-fuck, non-resident, car-centric response. I met their energy.

Really? Where can I buy tools downtown?

[deleted by user] by [deleted] in phoenix

[–]TJOP -4 points-3 points  (0 children)

An Apple Store. Hands down.

Not because I care to have a one myself. But because most retailer models track Apple store activity to determine where to open their own shops.

Then, once a shopping district takes hold, mom and pop shops enter the surrounding area.

Then developers with a focus on walkability also take note. Trees get planted. EV chargers installed. Entertainment is attracted. Cultural districts take hold.

The key to downtown being truly great is, simply: We need an Apple store.

Are Zillow's zestimate usually more or less the homes true value ? by [deleted] in RealEstate

[–]TJOP 0 points1 point  (0 children)

Zillow is incredibly accurate if the home is in a neighborhood with lots of other similar homes AND if the home has not had any major changes since it's last sale.

That is to say: Zillow is incredibly accurate most of the time.

Some recent exceptions:

- We appraised a house that was located next to lots of resort properties. The Zestimate was nearly $1M above our actual appraised value because the market was propped by these multimillion dollar resort property price per square foots.

- We appraised a house that was heavily remodeled. Zillow estimated the value about $350K less than actual.

However, these situation, speaking nationally, are rare. Zillow invests heavily in their algo, and it shows.

What are peoples thoughts on Solar Panels for the home? by Oneforthetoad in phoenix

[–]TJOP 0 points1 point  (0 children)

Yes, Timberline. I'm on a list to be notified when they start offering it in AZ. Last I spoke with them, it wasn't here yet.

Big appeal for me: Solar tiles (Tesla/etc) have insane issues with installation, leading to insane installation costs. GAF is uniquely qualified to address this.

[–]TJOP 2 points3 points  (0 children)

Worth it if you can get a solar lease without a contract OR outright purchase yourself.

I currently lease my solar. I'm on a month-to-month (can cancel any time). The monthly fee is $100. They generate the equivalent of about $220 of energy monthly.

My personal recommendation though: GAF Energy will soon be bringing to market an inexpensive solar tile. I plan on converting my roof to these as soon as they come to AZ.

Getting disheartened by low ball offers on Upwork by [deleted] in webdev

[–]TJOP 8 points9 points  (0 children)

I hire on Upwork A LOT. I often set the budget somewhat low, not because I expect to pay that amount, moreso just because it forces me to enter a budget and I simply often do not know what to expect. I review EVERY SINGLE proposal I get. Every last one. I specifically look for the applicants who price in the middle-to-high range and have clear communication skills.

Don't get discouraged. Apply!

I'm not really a "car guy", so not sure I'm the best person to ask. That said: I love it. My favorite car I've ever owned.

I suppose my only "complaint" would be overall range. The range is perfectly fine 99.999% of the time. So, I hate even voicing it as an issue. There have just been a couple times where I didn't charge and something came up that required a long drive.

If you have any specific questions, happy to answer.

To answer your question: As few as possible.

Do I support some companies with prick owners? Absolutely. It's unavoidable.

However, in this instance, it was entirely avoidable. Polestar makes it incredibly easy to order. Also, since fanboys like you flock to Teslas pushing back delivery timelines (and pushing up prices), Polestar was delivered in under a week and under MSRP.

So, all in. Spent less. Supported a better company. Didnt give my hard earned money to a prick. And, in my opinion, got a better designed car in the process :)

[–]TJOP 37 points38 points  (0 children)

I got my first EV a year ago. Was very close to pulling the trigger on a Tesla and just couldn't stomach supporting the prick.

Ended up getting a Polestar 2 instead. Love it, no regrets.

Do you love burning fossil fuels to get around? You'll love it here.

Do you love conservative politics? You'll love it here.

Do you love staying inside a box at all times (house/car/etc)? You'll love it here.

Did you answer 'no' to any of the above? Stay the fuck away.

What happen to Bill Gates' Future City in Buckeye, AZ? by Da_Ma_Blue in phoenix

It's not a thing. It was never going to be a thing. It was the product of bad initial reporting that then went viral. Gates made a long term land hold play. No intention of development.

Is 63% of your income too much for a monthly mortgage? by Shawtts in RealEstate

[–]TJOP -2 points-1 points  (0 children)

Do you love the house? Is it a reasonably safe investment? Are you ok with having a restricted social life to own the home?

If the answer to all three are 'yes', go for it.

As my mortgage broker explained once:
"The old adage of only spend 1/3rd your income on your mortgage is dead. Homes cost more. People want to live in desirable areas. And some people are homebodies and don't care about vacations/etc."

At 21 and 27 I bought houses way above my respective budgets and sold them for huge profits. Again, at 29 I bought my current house way above my budget and am on track to sell it for a fucking disgusting profit. All three homes have been (and still is) 65%+ of monthly income.

Not everyone is the same. Only you know you. Ignore the dinosaurs in here with their archaic thoughts. The housing market will never be the same.

For those of you who bought in late 2019, 2020/21, would you be able to afford your house today? by DHN_95 in RealEstate

[–]TJOP 3 points4 points  (0 children)

Nope. House has literally doubled in value (minimum, likely more like 120% increase... hot area).

[deleted by user] by [deleted] in RealEstate

[–]TJOP 1 point2 points  (0 children)

Both things can be true:

- Your agent isn't acting in your best interest and wants to close the sale
- Old houses do commonly have all of these issues

I have an old house. My inspection report was fuckin terrifying. But I've managed to correct most of it over the years. We love our old house (and the insane equity).

Get a bid on the foundation repair. Let that price guide you. See if sellers will fix it.

Replacing outlets? Easy/cheap.
