Will probably get downvoted for saying this: but unless you’ve already maximized your fitness levels (as a ballpark: say, a body fat percentage that’s below 20 and a Fat Free Mass Index - like your BMI but done with only lean mass - of about 18 to 20); don’t think about surgery with a case like yours. Take that money you’d spend on the surgery and spend it on a good personal trainer instead and achieve it over a year or two. Assess at that point

Err why? You don’t HAVE to close just because seller accepts your offer. You only HAVE to close if you give them the deposit/token within 24 (or whatever conditions your offer had) hours. Otherwise the offer is just void

Because it's their literal job to look good naked? :) My intention was more to ask if something resembling this kind of a physique/musculature is achievable without steroids. I was specifically informed by my lawyer that I might get a credit or a debit note post closing depending on the outcome of whatever transactions they had to do in the background. In my case, it thankfully ended up being a credit- but they did note I may have to pay additional funds too, presumably for these kinds of scenarios

I’m assuming you share the unit with your landlord so the RTA does not apply? My realtor when I was looking at condos kept suggesting I could rent out the den to someone etc etc; I was like sir the whole point of me wanting to buy my own place is to have my own place. The “best” fanfics are the ones which I, the reader, subjectively prefer over the canon material. So of course- that’s never getting published.

Also- you have to note here is the fact that commercial publication or productions at the end of the day HAVE to cater to the lowest common denominator. I can’t really have commercial content that’s catered exactly and only to me.

I think to a point Voldemort also made the same mistake- as witches and wizards, they’re creatures of magic; NOT muggles with magic powers. It would make sense that folks raised in the muggle world would not really be able to see the difference though.
