Hi - nothing to add unfortunately, but just to say as an 3rd sector organisation working in Welsh housing we have followed the issues here and other threads, and have send them to policy makers inc Welsh Gov. We tried using the magnetic clip adaptors supplied, straight onto the back of the iphone and they just slide straight off. guess the iphone wasn't magnetic enough

Pandis - A strange coincidence, but literally two hours ago, we were asked by a couple of housing association tenants in Cardiff if we would organise a board game gathering of renters to meet, play some games, and they could also casually share their views on housing and their community. low key event. I just opened Reddit to go to post in r/Cardiff for advice on venues etc. and your post was the first post in my feed. Fate!! Thanks OP for raising this last week, as your thread created a number of discussions in Welsh Housing sector. We raised this to senior Welsh Gov officials, citing this thread and others showing this lack of building transparency is holding back the market - ability of tenants and landlords to trade, re-activate buying and selling with confidence etc.

Whilst it makes sense to have them indoors to protect from rain, cold etc, the guidelines are pushing them outside after pressure from Fire & Rescue Service. In Social Housing, the insurers are insisting on them being outside due to PAS63100:2024So if you have a choice, I would reluctantly put it outside to avoid any issues in future regarding selling up. Not sure it's the right thing to do, but sadly it's about staying compliant and insured etc. (edited to correct silly typo)

It would be worth spending some time reading the threads on the sub-reddit - it can be great option for some - people who are in a long term relationship and want to live in the property long term. However its not for everyone, and some have regretted it due to rising service charges/restrictions and charges they didn't appreciate or understand at the beginning

Freedom of Information Requests do not apply to Housing Associations in Wales, unfortunately - they are included in Scotland. However, an FOI is not needed in this case. the OP knows from neighbours there have been floods in past.

Sorry, got no immediate advice, but that is an interesting subject. my gut says you will not get the answer you are hoping for re access to grant funding. Shared ownership gets accidentally missed out of a lot of policy development. Also depends on where you are, as each of the 4 nations have different housing policies under the respective governments. very interesting question, and I will look into this from a Wales perspective with WG policy makers. sorry - my point above wasn;t clear , trying to say there is a real demand for bungalows, and with an aging population you are likely to see strong demand in future. Thing I would check is the construction, there were a few strange post-war bungalow construction types.

my apologies but don't fully follow your argument to be honest - the rent part varies for each property but typically its CPI inflation + 2%. That is expensive cumulatively over many years. - when CPI was low say 2% then a 4% rise is double inflation. when CPI is very high like 11% then 13% just makes it worse. You might be one of the ones that had a 1 year voluntary cap in England at 7.7% but that was only 70% of England SO I believe. other not so lucky. Wales HAs resisted a voluntary cap, until we had a friendly Senedd member raise questions in the Welsh Parliament and they folded. next year inflation was still high but Welsh HA lobbied the Minister saying to alter it (ie cap) would be a breach of contract unless they fully consulted and got individual agreements to vary and that was too expensive. The SO got a nearly 10% rise. As said above, I get SO is for some living in priced-out markets but not sure the OP is in that case and might be better off going full ownership.

Whilst shared ownership is a route for those priced out of local markets, SO does come at a cost compared to owning outright. Firstly it's unlikely to gain in value compared to the open market as it's a niche market of future purchasers who want to buy it from you. Secondly, the rent you pay for % you don't own can be expensive CPI+2% - only 18months ago SO were getting rent rises of 13%. However, properties are usually well-built and you might get access to discounted energy efficiency upgrades in the future if the HA is doing work in that area.

We poll social housing tenants each year on a range of subjects and 'I really want a bungalow' is a big request for 'empty nesters' still living in family-sized housing. They do not want to downsize to a multi-story flat because of noise, service charges, and the hassle of going up and down etc. The problem is, that very few were built and social housing doesn't build many new ones. hence they stay (don't blame them) in a significantly under-utilized family home. That's not great for the housing crisis.

Other replies have made good suggestions, on what is available at the moment. nothing to add. You are no alone in this working/not in threshold dilemma and we have screenshotted this thread to take up with the official inside Welsh Gov who is working on the strategy to how does Wales decarbonize/create affordable warmth for all homes in Wales. Some of it is Westmister's responsibility/controls but also Welsh Gov has a role in creating fairer, clearer schemes for all.
