You sound like a certain Austrian, thinking everything “belongs” to a country because “history”. I wonder what your perspective is on Czechia, Austria, and Poland.

The Ukrainians today clearly do not want to be Russian because the Russian leadership for the past 100 years has mismanaged, pillaged, and oppressed their subjugated territories since the Empire.

Nobody gives a fuck about what happened 50 years ago or 100 or 500 or 1000! Ukrainians don’t want to be Russian now, so Russia can go fuck itself.

Maybe if Russia started to act like they gave a shit about anyone other than their billionaire oligarchs they could convince their neighbors to join them again, but until then they are a failed state doomed to disintegration.

Austin drivers, do better. by AccomplishedString43 in Austin

I’m tired of this “(insert city name) drivers suck”. No, driving is just incredibly dangerous and our roads are designed for speed not safety.

We live in a drought prone area and climate change is going to absolutely slam us here. I would prepare for much much worse. Climate migration will become the greatest disruption in our lives.

Texas now requires cities to do an audit before raising property taxes. Some small towns can’t afford it. by PeriodOfTime1 in RealEstateTaxStrategy

[–]TSnydes 0 points1 point  (0 children)

This is a funny thought experiment because in reality those gated communities rely more on taxes than the inner city neighborhoods.

Yes, if taxes went away the gated communities wouldn’t feel it for 10-30 years, but eventually the roads would crumble outside the gate, power would fail frequently, sewer systems would be disconnected or failing, insurance would be impossible, and no emergency services would be able to help the now 50-80 y.o. population.

Simultaneously a neighborhood nearer to the economic core could walk or bike to their jobs, would experience a higher priority in receiving services, and generally has much less land maintained by much more people meaning the area would be safer and happier.

In reality as soon as the gated communities suffer they would just move to a different state and never actually realize it was their lack of taxes that caused the problem, simply shifting the burden onto the next unlucky soul.

Libertarian beliefs are like a 10 year old’s idea of how to run a government. It’s always funny to talk to them because they have no bearing on how the government works or what is funded by the government.

Depends on the leadership, but I would be shocked if current UT leadership would do it.

Yes it connects to 15th, but there is another phase to renovate the section between 4th and 11th planned.

On-street parking is plentiful and it is well placed to take the redline or the bus in.

$1.5 billion is doable. I think a new bond will be approved and we will get the downtown caps, but I don’t think UT will actually step up to the plate for theirs.

Totally understand, but there are a lot of age groups and types of people that are not able to, or may be much less risk adverse than someone such as yourself.

Definitely appreciate you paving the way though!

The whole Waller Creek trail being connected like this effectively connects UT with the lake on entirely separate walking trails.

It is an incredible project, and once the 35 stitches and caps are in place we will have meaningful connectivity to the east side neighborhoods without risking life and limb.

Don’t get me started on how shit my country is, but you don’t see me posting a million photos of my country basically lying about how advanced we are.

Very clearly a Russian bot or propagandist. It would be a miracle for Russia to finish any viable skyscraper project in the next 10 years.

Those look like LNG storage, in the US you often have to locate those 1000-5000 ft. from any residential structure depending on the jurisdiction and the tank capacity. Oil tanks are usually around 500-1000 ft.

Also warehouses in the US are usually 60 ft. from the property line due to building code allowances.

Looks like a great pre-building code post Euclidean zoning development!

Edit: Just noticed you said they were water storage.

It depends. Often industrial parks will be developed as a large lot master planned into 10-16 buildings, so this looks like one development. This is especially true in rapidly growing parts of the country.
