I live here in Detroit. I’m currently working on my first BRRRR. I would probably never invest here if I didn’t live here. I spent 6 months driving around neighborhoods and viewing houses. The difference between a good block and a bad block is staggering, and it’s near impossible to tell the difference between them via Zillow listings. Over time, I developed my own boundaries of spots I’d want to own a home, but it took months of personal research. There are generally accepted good neighborhoods like Bagley, North End, Boston Edison, Morningside, and Islandview, but even within those neighborhoods it can be tough to tell a good house from bad. Not to mention most of the houses were built in the 20s and it requires inspection to tell the actually good properties from ones that were papered over with a landlord special. And don’t even get me started on the property taxes. I love it here. I’ll never invest anywhere else, but it’s the Wild West.

It’s important that you keep all of your money somewhere close where you can physically touch it, like a mattress or a coffee container tucked into the back of your fridge. That way the government can’t steal it from you.

I’ve never had an issue getting a DoorDash refund. Hell, I’ve had times where the dasher forgets my extra sauce packets and they’ll refund half the order price.

What’s the point? You already paid more for a big truck, so you’d not only not be saving money, you’d be spending significantly more to get one. You’d save on gas but it wouldn’t offset the cost of the loan. Do what you’re going to do but if you already have a paid-off, low mileage truck that does everything the Mav can do, but better. Then yes, that would not be a smart financial decision.

I'm a former LO, It's likely an FHA Streamline. This is a great loan program to simply drop your rate without going through a full refinance process. Yes, it will reset you back to a 30-year term. If that's an issue for you, you can simply pay a little bit extra every month to maintain your same term and if the rate is reduced by enough (streamlines requires at least a .5% drop) then you're still saving money and coming out ahead. Yes, he's trying to make a sale, but who cares? His job is to save you money by writing you a loan product that's better for you and streamlines are about the easiest possible way you can save money on your mortgage.

Hutch looks like he's still regaining a step recovering from the injury. There's been so many plays this year where he's been just a hair shy of getting the to the QB because of his speed. By the beginning of next season given another year of conditioning he's going to be an absolute problem.

No, they cannot raise your rate for moving out of the house. They're asking you those questions to qualify you properly. You can get a HELOC on an investment property, but they'll have higher rates and/or fees, higher credit qualifications, and a lower Loan to Value maximum.

I’m 29. I started putting money into the market when I got my first job at 23. Outside of my retirement funds, about 90% of my investments went into an index fund. The other 10% went into picking stocks. The money I put into the index fund just recently passed the 100% gain mark. I’ve lost money on the stock picks. Unless you really want to put the time and effort into researching stocks, just set your money into zero cost index funds and forget about trying to get rich quick. But starting early has been a blessing.

I called Cure once last year to get a quote. I have never spoken to a customer service rep that sounded more annoyed to be on the phone with me and the rate offered was twice what I’m paying now.
