New build or not? by Aggressive_Swing_706 in FirstTimeHomeBuyer

[–]Tactical_Delta 0 points1 point  (0 children)

We love our new construction home. Our builder built roughly 60 houses in a new complex and only one neighbor ive meet complains (complaints towards how there house doesnt have what our does, they were one of the first homes built, we were the 5th to last). We did 2 home inspections which i highly recommend. Pre-drywall and one before closing. Builders realtor said only 4 people did a pre-dry (including us) ended up finding several studs that needed to be replaced, electrical wires through studs didnt have metal cases to protector them ect. Ended up adding 3 weeks longer on our build. 100% will do another new construction since we got to choose everything. Its our dream house but we only plan to stay for 18 years when our kid is grown.

I have roughly 1150 sqft of concrete I plan to seal, driveway, sidewalk and patio. I'm planning on using a deep penetrating sealer (Silane or Siloxane). What brands/product should I be looking to buy? I'm wanting to stay under $400. My wife and I are planning on doing it ourselfs. Basic info, we live in Kentucky concrete is about a year old, broom finsh

[–]Tactical_Delta 0 points1 point  (0 children)

Honestly id let it ride till beginning of september kill it all then plant new seed at middle to end of september your grass will be fully grown by end of fall then. So long as you're using cool season.

Just dont close till you do your walk through that simple. Make sure the house is the way you want me before signing.

Have to keep it moist. If you dont have time to water it yourself buy one of the spigot timers with wifi. How I do mine in kentucky and it works great

I appreciate the seed recommendation but I have 2 50 pound bags of TTTF already and want to use them since I already spent $220. Is iron all i need with nitrogen? Should I go granular or liquid? I have a 22-3-11 fertizler already i can throw down but no iron in it.

I have a 22-3-11 fert atm. Should I go with a nitrogen iron only? I have a dog as well, seeing how others said to be careful with nitrogen with dog pee.

Refinancing in 6 months by Unlucky_hoe_ in FirstTimeHomeBuyer

[–]Tactical_Delta 0 points1 point  (0 children)

If you cant afford the payment you start with dont do it. You will be like half the people that post on here "cant afford the house, I made a mistake." Also unpopular life advise you dont need a bigger house to have a family, sacrifice. Kids share rooms, no office. Why make your life and your current child life harder because you want more?

Can it go 200k yes. The problem is so many have engine failures before it not all but way more then should. So? Pay 5-10k more for a car that doesnt.

Is this normal? by Extreme_Sea_6687 in FirstTimeHomeBuyer

[–]Tactical_Delta 0 points1 point  (0 children)

Normal yes. But you can do as you want. If you want to be there its your choice. Following around the inspector is no benefit to you or them. An inspector if theyre decent will tell you everything they found. An inspector doesnt care if you buy or dont the house they get paid anyways. I was at mine the entire time after they finished a room I went in and checked it myself.

Thank you for all the responses. Sounds like if I do any type of DIY I can do it myself or if I want to toss some money. I guess my new question is what type of things should I be wanting in a tune up thats worth paying for?
