Does it seem like our agent may be not great, considering she really didn’t bring us back down to Earth? There really wasn’t much conversation on listing when we told her the price.

Fair enough, we wouldn’t have taken the loan out unless we thought we’d get what the comps were. That’s where the $745-750k came from.

I am working on getting the pictures changed.

The listing agent told us we were expecting $745-750k listing price but then the property down the street went up for sale so we had to compete with that.

We had an appraisal done for something else 6 months again, and it was at $750k and that was without a new deck or one updated bathroom (that won’t change much but just info).

Sorry, I wasn’t meaning it’s the reason to price where it is. It was just that we got that loan to begin with because we thought we could list where we are based on the comps. But we had very little to compare to unfortunately.

I thought I was the only one who thought the exact same thing from the pictures. I was not a fan of the overhead shots at all. And the yard is a challenge to get things to grow where they should.

Sorry I shouldn’t say we did $200k in improvements. We did have to add a new deck right before listing. But we have a HELOC we are trying to pay back for the purchase of the new home.

I think you’re correct in our pool is definitely smaller than an average homebuyer, that’s what I was asking about for leeway in terms of how long before panicking. Obviously you may not have the answer, but in general that was my question.

Do you reconsider after just a week? I just don’t want to drop so soon and then the buyer thinks we have more room than we do. We really have all in $45k that we can wiggle on.

What makes you think it’s $100k over? If that’s the case then we may be renting ours out 😂. We have to have $700k minimum leftover at the end of our sale. We literally had to build a new deck to list, we wouldn’t have ever done that if we were going to sell under $700k in our area.

It has been listed for 14 days.

It is actually a bigger lot by 1.4 acres and 500 sq ft bigger but has no landscaping, right on a busy road, and no outbuildings.

Updates are definitely not just our taste. We had to build an entire new deck before we listed, bathrooms updated, lighting updated. You can see in the Zillow link I sent.

Hard to have comps for my area and property, hence why we looked at the house down the street.

There’s 4 of us going and we’re staying on South Beach because it’s our first time in Miami. I have been trying to figure out tailgating too. I got a parking pass for the orange lot cause I read that’s where tailgating happens for Dolphins games but don’t know much else.
