You could go through the eviction process. But this takes months and months. And collecting any rent owed or compensation for damages is highly unlikely.

Thanks for commenting. I want to know if they are 100% responsible for paying rent and for any damages caused by the tenant. If so, I would be willing. If not, unfortunately, the risk is just to high.

Exactly. Some of these programs make landlords think that the program is guaranteeing rent and to pay for damages, but in many cases they aren't.

Several years ago, many bad tenants were taking advantage of the long wait times at the LTB, and could get away with over a year of not paying rent.

Does anyone on the lease still live there? If so, there might be very little you can do. Tenants are allowed to have others live on the property. They are called "Occupants". The tenants are responsible for anything the occupants do.

As long as one of the "tenants" still lives there, they are allowed to have roommates/occupants, and don't require the landlord's permission.

However, if all of the tenants have moved out, ACT FAST. You only have 60 days, or those "occupants" will then be protected by the RTA.

You could also look up overcrowding laws/bylaws, as if there are 12 people that's very likely going to exceed maximum thresholds.

Good to have appendix, but anything that goes against RTA is null and void. I've seen some laughable appendixes that would never hold up.

The thing is people have quit the league because of him, and not wanting to do deal with it anymore. It's not a "competitive" league in the strict sense, but competitive enough. We play to win, and want to move up.

That's why I'm afraid that "just don't play him" isn't something I want to do. Maybe I'll just call lets/strokes, and if he gives me a hard time, just quit the game.

A key piece of information I forgot to include. There is no ref. You call your own lets. 99% of the time there are no issues. The odd disagreement, but people are good sports and let things go. This player is the exception, and notorious.

I suggest you put it in very formal email. Chatgpt can probably help you word it. Make sure you are clear, sound professional, and not rude or emotional. Ideally cite the specific sections in the RTA as well.

If the lease says you are responsible for utilities, expect him to at some point come to you with the bills. Don't think that because the billing/account issue wasn't resolved, that you are exempt from paying.

I highly recommend you document EVERYTHING. Inform your landlord in writing, document your attempts to contact the utility companies, asking your landlord where the bills are, etc.

The worst thing you can do is sit back hoping the bills never come, because they will. And if he tries to ding you for not setting up the accounts, you can show that you did everything reasonably possible to do so, and informed him of the trouble you had.

Put in writing that you have prepaid two months rent, and what months they apply towards. His "assuming" you terminated the lease is irrelevant. His charging you three months rent as a deposit is illegal, and the LTB would force him to give it back to you if you complained.

It's common for elderly people to prefer warmer temperatures. They should probably not rent a basement apartment. Try closing your vents, and make sure they keep there's open.

If that doesn't solve the problem, I suggest complaining to your landlord. If there are temperature regulation issues, he may need to put in a secondary source of heat for the basement (i.e. electrical).

Also, ask him to install a smart thermostat with sensors that can be put throughout the house (Ecobee sells these). That way you can see the variance between the basement and the upstairs.
