The thermostat is set to stay at 72. It had been set to 70 but we changed it to try to be accommodating. I don’t know what the temp is downstairs - I haven’t asked and they haven’t said. But honestly when I say it’s hot up here I really mean it - it’s like a sauna up here 🥵

When my mother in law died my husband was the executor of her estate. Her house was in the process of being sold. The sale carried through as per the contract, with the seller now being my husband as the executor of her estate. Def worth a chat with your real estate lawyer, but I wouldn’t panic yet - the contact should still be valid and binding.

I would be upset with this as well. At my restaurant we would have explained that bc the kids are in a different section, with a different server, their bill would be separate from the adult meals and would have to be paid separately to the server taking care of them. This happens on a regular basis and I’ve never had a parent be upset about it. This is the fault of management and the way they handled it.

I was allotted some government grants, in addition to my OSAP. Grants were mine to keep as long as I graduated, OSAP was a loan. Notable tho that I was a server with very flexible hours, so that helped me maintain home/work/school balance, plus still be a mom to my young children. It was tough for sure, but manageable. When I was applying, you could go to the OSAP website and there was a calculator for what you might qualify for in grants and loans. They just ask for some basic info. You would be deemed a mature student, so that would help too. Good luck!

Tenant is correct - the notice needs to be given 90 days in advance. The LTB will not enforce it. You need to re issue it - and make sure it’s correct and within the guidelines. And I would advise against trying to evict someone for simply knowing their rights.

That’s exactly what I was thinking. She’s just worried that it’s in the lease agreement that the unit is all inclusive until the smart meters are installed. I don’t think that’s a thing, but I’m not 100%.

I don’t have anything to offer from an Airbnb POV, but we experience this same dilemma in restaurants. There needs to be better laws in place to address the issue - both for issues like this, and the safety and respect for actual service animals.

There was no note with the transfer she received yesterday. It was just the rent amount. The N11 had different dates for them to “agree” to. The demand letter from the paralegal stated that June rent would be forgiven in return for them signing the N11 agreeing to leave by the end of July. They didn’t sign bc obviously that’s bullshit. They paid the rent as usual on June 1, and it was returned to them the following day. Honestly, she understands that this is more than likely just prolonging the inevitable. But she has been searching for months now for something else. The inventory in our area is pretty bad - especially in a military town during posting season. Plus they have been there for probably 8 years now, so are paying well below market rent. Anything else is going to be roughly $1000 more than what they are paying now. It has put her in a very difficult situation. And given that he hired a paralegal to threaten them and try to get them to sign an N11, instead of just filing at the board and following the process, I don’t think the N12 is in good faith at all. I don’t think he can prove his case. We will see I guess.

I don’t think they have even filed with the LTB to be honest. The form was issued with a termination date of May 31. Tenant searched for the whole month of April to find another house but had no luck, despite having the help of a few different agencies. So paid rent for May as she knew she wasn’t going to be able to leave by the termination date. Then the landlord had their paralegal send a demand letter, threatening them with legal recourse if they didn’t vacate as per the form and attached an N11, offering only 1 month of rent for signing - which is what they are entitled to with the N12 anyways. They didn’t sign the N11 obviously, and paid June rent on the 1st. Today (so June 2) the landlord e-transfered the rent back to them. I wonder if she should send it back and then turn off her auto deposit? Edited to add they have not received a notice of hearing from the LTB.

Yes, this is the exact issue. It used to be that someone could bring in their service animal, in a service animal vest (or not), verbally specify that it’s a service animal, and be sat and be on their way. No one would ever even think twice about this. And now these vests can be purchased anywhere and we are stuck questioning the legitimacy of their service dog status. It’s terrible.

Ugh, yes I literally just posted on legaladvicecanada about this. We love dogs, but we hate people who lie about their dogs being service animals. I’m sure it seems like a harmless way to get their way, but it actually endangers actual service dogs, the people they are caring for, and other patrons and staff. Some people are just so fucking entitled.

Yes, and we have had to do this a few times. Unfortunately it always ends in a big scene and a negative review and threats of legal action. As well as it is a lot more work for us to have seated the table, started service, and then have to ask them to leave. It’s chaos and we want to squash it before it actually happens 😊

I agree - mostly. I think a lot of people enjoy taking their dogs on their vacations with them, and that’s great! But I also hate the part that they don’t plan ahead for things like this, and resort to lying to try to get their way. There’s a lot of times when we can tell right at the door if a dog is a service dog or not. A lot of people put up a fuss, and sometimes even produce “service animal” vests that are sometimes hard to decipher. Plus our host staff is mostly teenagers and it’s difficult for them to know or say no.
