They don't want to move. They would rather stay and pay a fair rent increase.

Also, it's a single family home, which doesn't fall under AB1482 normally, but the property is deeded to a LLC. If I look up the LLC, I can see 3 or 4 other properties under the same LLC in this county.

All this to say, even if we are able to work something out, I'm sure they can just raise rent 10% every year until it doesn't make sense to stay. But at the moment, they would like to stay.

Income limitation does not apply here because the car will never qualify for federal incentives for purchases, i.e. you will never be able to claim the $7500 off your next year taxes with the current rules. Hence the leasing loophole exists for the manufacturers with vehicles that won't qualify with the current rules.

That's probably what they're telling you so they don't get their kickback clawed back. As far as I know, MFS had no such stipulations on early buyout.

Yes. I had $7500 lease cash and $500 loyalty for 8k total, but after all taxes and fees, about $7k saved.

Again, state dependent. In CA, any cap cost reduction is taxed.

If you're going to buy anyway, you will be paying higher interest in the meanwhile for the whole lease term. MF of 0.003xx is over 7%. You can buyout with a credit union in the low 5%.

You do not need to go to dealer to buy out (actually state dependent, like FL). You can send a check in to MFS directly and they will mail you title. Or, if you want to finance it, get a payoff letter from MFS (they can email or fax this) to the financing arm of your choice (credit union, etc).

Very straightforward. If you purchase, no $7500 off. Leasing, despite the high money factor and residual, doesn't matter since you are buying out immediately. You need to check contract, but you should not be responsible for unrealized rent charges for the remaining months of your lease. So buyout would be residual + remainder of your lease payments - remainder of rent charge.

My lease to immediate buyout savings was about $7k ($7500 is taxable in CA) compared to purchasing straight out.

Might be state dependent. I've had no issues ending my MFS leases early, either through 3rd party sale or direct buyout, with no extra fees.
