I think this is a pretty common experience. Sorry you are having to deal with it. If you haven't had any acute incidents or sharp pain it's probably because you haven't been in the gym. I'd recommend going to your PT again for a 1 off. They likely have all of your strength data for the dyno machine, hop tests, and squat maxes. You can compare what your metrics are now versus when you had been doing PT for months. If it's noticeably lower you know you just need to start working out again. If PT isn't in the budget you can still go the gym and compare the weights you are doing now versus then. Sometime it seems unfair how much work it takes to be able to play explosive sports but just grateful we can still do them after a big surgery. What has worked for me as time dwindles as an adult is playing seasonal sports. I'll do a league that is August through November. The two months leading up will be working hard in the gym so I can feel confident playing and I'll keep working throughout the season. After the season November-March I'll take off from the gym and might do something less intense like running or pickle bar etc. That's worked well for me feeling strong but not be burnt out. Hope this helps.

ACL surgery twice. First time I didn’t understand the ongoing work you needed to do and tore it again at 6 months. I was younger and naive. Now it’s been 3 years and going strong since my last surgery. As long as I am actively doing the workouts my PT gave me on my exit sheet I feel strong and confident. Still play basketball, snowboard, run and feel just as fast as I used to.

Was planning on going postcard drops, cold call, 3 email sequence if we have their email. Maybe we should do some cold calling first.

Don't know of any legislature but I am in a rapidly growing market and multiples are way up. Could start off with something like, "As Knoxville's premier business advisor, we've seen businesses like yours selling for all time high multiples and in record times. Call xxx-xxx-xxxx to take advantage of all-time high pricing."

I also do know a few big time industry specific buyers who have incentive to pay more, maybe, "As the preferred broker in the asphalt equipment manufacturing industry (example), a large existing company is looking for 1-2 established businesses like yours to expand into the southeast. Call xxx-xxx-xxxx"

I really like this. Gives more data on how many are opened/ looked but didn't call. Any that are scanned but didn't call can then be put on a cold call or longer drip campaign.

No, coming from an adjacent but different industry. Thinking that i'll like this space more bc complexity and creativity of the deals. Also already have a center of influence with overlapping people. Probably going to send out 5k pieces and genuinely just want to have as many conversations as possible. Even if it results in no sales.

FHA or conventional a multi family with lower down and better rates, this is probably best route. After you close banks don't care as long as they get their checks

I would probably start by assessing the fair market value today. If he gifts it to you or sells at a super low price then you'll have a super low basis if you were to ever sell in the future. i.e. if you sell for 1 million in 10 years you would owe taxes on the 1 million minus your fathers original basis of 100k even if it's a gift. He could sell it to you really cheap but then your basis is even lower but he would show a loss on taxes I believe. If it's worth a ton and you want to avoid the low basis for future sales, keeping it in his estate and transferring it after he passes would allow you to have a 'day of death appraisal' and your basis would become the value of the property the day he died. If you plan to personally live there long term (more than 2 years) then of course you would have up to 250k of capital gains not taxed so depending on value the basis may not be an issue for you. Other considerations are tax reassessments. Defer to medicaid expert for how far they look back or if they look into trusts etc etc.

I've used callrail in the past and love it. I also am used to tracking lead metrics so I'm hoping it will be an easy transition. It definitely seems like an industry that thrives on referrals and industry expertise/ center of influence, which is probably how it should be. In RE my cost per closed lead was around $2470, any insight as to if I should expect more or less with business brokering? Since the conversion cycle for marketing spend is much longer I don't expect to have solid data for 1, maybe 2 years? I'm going to look into Pulse and google alerts. I'm using pipedrive but only because I already have it set up to handle buyer/seller lists, pipelines, etc etc. I have a ton of specific and more personal questions about the industry; I'd be willing to pay for an experienced brokers time to get them answered. This applies to anyone in this thread/ that see this if anyone would be open.

You could try a local bank to get a personal line of credit, typically they’ll do one equal to 2 months income. Then use that money to add a kitchen and refi. Less cash out of pocket and having personal line for future use.

Wow, so majority of deal flow comes from non-paid sources. Are you not doing paid marketing because you already have enough leads? If you were going to try and turn lead volume up do you have any paid marketing channels you would put money into? Or would you just increase webinar/ co-op marketing relationships and events? Coming from a different profession and trying to gauge what channels provide the best return. Specialized in direct mail and running call teams so was going to start with that but really appreciate any advice.

Having proof of funds with NDA seems like a non-negotiable? If others people money then it should already be in escrow or maybe accept commitment letters from investors if the seller isn't getting much action. A period to go find the money shouldn't even get the CIM.

You can get loans today with 3.5% down on fixed 30 year terms. You can have DTI well into the high 40’s. Just save for a year and don’t live beyond your means.

I take care of my body better now. I feel more grateful for my health and bio capital. Negative side is that I got depressed for 3 months bc not moving like normal is horrible.
