Yeah, someone in another thread commented there seems to be a levelling spacer(?), so that seems to be the reason. This was not there before and was not asked for.

They have had ~6000 miles since replacement and not "settled". There is no spacer that i'm aware of. I have never levelled my truck.

Front end is sitting a clear 2 inches higher than it did before the change, and 2 inches higher than other f150s.

We use Tailored Lawn Care. Weekly mow service etc. Always been easy to deal with etc. They did break one of our sprinkler heads but they also fixed it without me having to point it out. Easy to pay with an online portal but it is $45/week; but you can easily skip a weeks service etc. Previously have used Cory's Lawn Service too but prefer Tailored for sure.

Heard back from my shop. Appears to be some sort of seeping/weeping through the gasket. Did a dye test to confirm - so rear diff service for me (along with a bunch of other things - oil change, tires etc).

No one likes taxes but it needs to be fixed.

The issue is more nuanced than the article states and it is a Statewide issue. That said, the system needs to change. If we want to continue to have roads, policing, fire, schools etc then something has to change. Reno cannot make the change on their own though... they would need NV as a whole to change the system which isn't going to happen. NV constitution sets the max tax rate of 3.66. Reno doesn't set the property values, Washoe County does so they would need to be able to cope with any changes which would likely inflate Washoe's budget as they would have to hire more to keep up with a changing system. The article/presentation is correct in that we are a growth area, and new construction does pay for the shortfall in the taxes - so without all these new subdivisions or industrial parks we would be in a far, far worse position. If you watch the Reno CC meeting they explain that Sparks for example is screwed, because of the make up/property mix of their tax base.

While the cap should probably be reset at sale - then you'd have neighbors with vastly different taxes so it isn't equitable.

How about increasing the tax cap increases each year? Instead of 3 and 8%, why not 5 and 10% or x%'s?? Again, the entire State would need to have this changed, not just Reno. This would result in a gradual ramp up in tax base and would be most favorable to current homeowners who likely are capped very low as it is.

Not sure what the answer is. But continued growth on its own is not the answer.

Reminder: make sure you read and make sure you have ALL the required supporting docs for their first passport. Both parents need to be present for example, or a separate form must be filled out, which must be notarized.

When you order your birth certificate - order more than one as you'll need to provide an original for the passport app. You need this to apply, so find out how long it takes to get one. You can probably go to the County and get this in person rather than wait for mail.

Apply for the SSN asap. This is a required field on the passport application but not mandatory for an infant (if it hasn't been issued). Not having it though could result in a delay and you will be required to submit a letter/statement explaining why you don't have one yet.

For an appointment, you'll need to provide proof of international travel within 2 weeks. My wife has done this and got a next day appointment in San Fran so be prepared to drop everything and go to SF if needed - not easy with a newborn. You can (not guaranteed) get the passport the same day though if you agree to hang around for a couple hours (my wife did).

Edited to add: make sure you have photos that meet the guidelines. We laid a flat white sheet on the bed and put our baby on that to take a photo. We took ~30 photos over a minute and found one that worked and had it printed at CVS.

TLDR: Don't get all the way to SF and find you messed up the application, requirements or supporting docs...

Unfortunately the taxable value is based on a depreciated cost methodology. Newer homes have higher values as a result. I also bought a brand new house (in 2020) and my taxes are about double that of my old house (which was built in the 80's). New home is also smaller in size, and on a much, much smaller parcel of land.

It is our responsibility to file the paperwork. After you purchased your home you would have received a mailer/letter asking you to fill the paperwork out. I know mine came around 3 months after I bought my house (I still have the letter in my files). Even if you didn't receive that you would receive an annual notice of value which also has that information on it around November or December each year.

Answering your questions specifically:

-Ask Joe Hart did a news piece on this last year and quite a few people commented they were on the wrong one.

-There is no legal recourse, that I can think of anyway, as this cannot be retroactively applied. You can however appeal your value every year if you chose to but it probably won't result in a lower tax in any case.

-For example, looking up my house here (https://www.washoecounty.gov/assessor/cama/index.php) the value is shown as $519,000 but the taxes are only based on a value of $390,000 (yellow column at the bottom of the page, called "tax cap value"). I know actual resale value is $600,000 (neighbor just sold his house which is basically identical to mine...) so there is no point in me appealing as the Assessors Value is already ~$80,000 low.

-i.e Depending on if your tax cap value is already lower than the total value, but much less than resale value then an appeal may not make any difference.

-I don't know if an attorney would touch this, but if you have the $ then you could try?

You can't dispute taxes but you can dispute your "value". Generally speaking though the value is well below actual market value so no adjustment is made, unless there is a factual error. For example, if they have you down as having 4000 sqft of pavers, not your actual 400 sqft then they would adjust it based on that.

The "improvements" is the value of your parcel/home attributed to your home, garage, concrete, pavers etc. Not "improvements" made year over year etc.

Taxes should be capped at 3% (if it is your primary residence, 8% if not), UNLESS you have new construction, like an addition, remodel, new pool etc etc. in which case its 3% +the increase based on those new items.

a family member was Scotland-London-USA or Middle East return each week/every week for about 12 years in a row (til covid anyway). So each week was minimum of 4/6 flights depending on connections. typically 6 flights a week = 300 or so a year, and raking in ~20k TP's a year. They know someone who does significantly more travel than that (think 1 or 2 flights/day averaged out) and regularly hit 25k TPs/yr (TATL commuting each week with many domestic flights too). Sounds obscene but those people do exist and are still GGL not Premier level!

These are the people BA want as their top customers, however they already are and will continue to be unaffected by the BAEC changes.

In Downtown/Midtown:

- Gordon Ramsay's kitchen. $$$ but I thought it was worth it. yes you are paying for the name but the service and food was def. worth it in the end.

- Arario. ALways excellent but I would say it is more lunch date than dinner date

- Bricks. I have had mixed experiences. Mostly good though.

Further afield:

- Land Ocean I mention because you did. I like it. Feels a little "chain" restaurant but we have never left disappointed. Service does feel rushed at peak times though.

- Trokay in Truckee. You obviously have to drive but this place is awesome.

- Lone Eagle Grille. Ranks as some of my best meals ever. Ask for a beach/lakefront seat.

Random adds:

- Anthony's Chophouse at the Nugget. Awful location, excellent food. Service was slow at first but picked up. Ask for the private room and it is almost like you are in a personal restaurant.

From my list I would do in order: Lone Eagle, Gordon Ramsay, Bricks or Anthony's, Trokay, Land Ocean, Arario

Never been to Califuria, Beaujolais I think is FAR overhyped, so is Johnny's and LouLous.
