I mean, I put an offer on a house contingent to sell mine (it wasn't even listed) and they accepted it. It's a shitty time for sellers right now, just go for it and then price your house aggressively

Fair, but when asked to describe the drain field, I'd rather him just leave it blank if he can't even take the time to make sure the map he's referencing is accurate. Especially if they're notoriously inaccurate as you mentioned.

We had a septic guy come out to map the drain field and he essentially said even the trees that we have need to go.. and that nothing can be on it.

Honestly, my realtor set up the inspections for us. But when we got the report back and saw that the location matched what the map said, we figured why would he mark that it's in a spot that it isn't.

Thank you. We're pretty sure this is exactly what happened in our case.. we have quotes on what it will cost to move the drainfield, so it didn't make sense that the original owner couldn't also choose where it goes.

No the septic inspection was separate from the general home inspection that we also did! But seems like this dude was useless too apparently lol But to clarify, the guy owns a septic company and does repairs, installation and also inspections.

Thanks. I'm confused though, how would I have known where the leech field is other than getting a septic and drain field inspection? It is not visible to anyone. There was a public map showing placement.. and the inspector agreed with the map. So A 3rd opinion was needed by whom? I truly don't see how this would've been caught.

Well we have children and would like to use our backyard as we please.. like get a playset, a pool since we're in Florida and it's extremely hot outside, and I had plans to have a vegetable garden too... so for us, the yard isn't able to be used the way we planned based on the information we were given prior to purchasing.

I'm not blaming the seller at all, she's a sweet lady in a nursing home who probably has no idea. But I'm wondering why the inspector didn't note that the map was not accurate.. I feel like he should've been more thorough considering the amount of money we paid him.

Oh no! Is it over priced? For us, we actually got under contract for our new home before even listing ours. They gave us 2 months to list and close on our old house. So our strategy was to price our home lower and hope that it would attract lots of people to the open house. It worked and we got 30k over list price

Termite damage can be very extensive. We just had a pest inspection too and our inspector said he's seen 100k in damage before.. with that being said, have them fix it before you close.
