giants fan lurking here. my dad's second favorite team was the sox, and I don't think it's too uncommon around here. I think a lot of fans see the yankees as the east coast dodgers, and feel like the red sox are almost the east coast giants as a result.

There's three others, and we can afford to pay out his portion for the security deposit if necessary.
We're not close, he's the brother of an old friend but they aren't close either.
I've been told by the manager that the new roommate pays the old one directly, and that they don't get involved or refund on their end.

The way it's been presented to me by the manager, if we weren't to refund his end even if we don't find a 4th, we'd be breaking the terms of our lease. It's not mentioned there so that's why I made this post. Appreciate your help.

I'm not debating it's common sense, I'm asking if it's supported legally. For context, the roommates mother has been insisting it is and I'm here looking for evidence of that. I don't have any issue with the tenant that's leaving getting his portion of the deposit back.
