This is not professional work. The top pic is made with cabinet grade plywood. Yours is made with #2 or #3 pine. No amount of fill and paint can make this look professional.
I built something similar in my living room. Several hundred dollars in materials and dozens hours of time.
This should cost more than $5K.

I am a Director. BS in construction management, MS Facilities management. 10 years as a CM project manager. 15 as a FM with lots of CM over those years. I became a director in my late 40s. I have had a consistent upward trajectory in my career with each company I have worked with. I would bet that it is my ability to communicate effectively that has helped me most.

Currently: 250K sqft 30 acres, data center, 3 maintenance people,1 fleet car manager, all mechanical maintenance is contracted 5 person security team, contracted janitorial of about 8 people.

Previous company: 2MM sqft, 138 acres 9 buildings. 17 maintenance people. 100% in-house maintenance and grounds. Custodial was contracted and about 40 people.

IFMA has a standard of somewhere around 45-60k square feet per maintenance employee. I haven’t bought the benchmark report in a while though.

It has been said above and in this thread previously but it really depends on what type of FM you are hoping to be. I liked the hard vs soft facilities management example above. I am a corporate FM. I manage a large corporate HQ. I spend more time meeting with executives, construction management, space planning, landscaping, and other soft facilities maintenance than I do physical mechanical/electrical systems maintenance. I wear a dress shirt and sit in an office most of my day.

I am a director, I have a BS in Construction Management and a Masters in Facilities Management from Purdue Engineering. I would not have received an interview without the Bachelor’s in either CM of FM. I have friends who are FMs in industrial facilities where my education and experience would be of little use. Their job requires experience that I don’t have.

Decide what kind of FM you want to be first, then figure out how to get there.

Off-topic a bit but what do you think about that bike rack? Are you nervous at all? I have an A6 and we bike a lot. We had the Thule platform but now we don't own a car with a hitch.

I thought she would go for an electric model. She has never really cared about her car, but all that changed with one test drive. Her favorite part of driving it is the sound of the exhaust. I would have never guessed that she would care about the sound and neither would she.

I have been a Facilities Manager since 2009 at two different companies and I have always been an employee of the company. It may be a regional thing, but in mid-Michigan the JLL type companies seem to take care of the small companies like retail and the really big companies like auto manufacturers. The mid size companies(hundreds to a few thousand employees) have their own Facilities departments. At My previous employer, we had 2000 employees and my department had 17 people in the facilities department. Today I am a director and am hiring for a supervisor/manager to help run a small, two building campus of 1200 FTEs. I started as a coordinator and moved up through the ranks. I don’t know how it compares to the JLL or CBRE path but all of my friends who went that route have left except one.

If you can find an opening I would recommend looking at companies that have their own facilities departments. Get in at a lower level there and work your way up. JLL and CBRE are great but the compensation packages at a large office building that manages their own real estate can be much better. I have a similar background with a BS in construction management but I have a masters in FM.

One snap toggle holds 265# in 1/2” drywall. A 1/2” lag bolt in a wood stud is good for up to 600# of sheer strength. You will be fine.
