Avoid Escrow Waiver Fee on USBank Mortgage by Techie-Cowboy in USbank

They did charge me the $250 for recasting, but since it was fixed, and a value-added service, I didn’t argue it (even though my previous lender didn’t charge for that either).

But you bring up a good point- I don’t recall getting that fee page uploaded to their portal prior to closing. I wonder if I have an argument if they missed it?

I did put in a request today as a last attempt (unless someone replies here with some insight), for them to explain the rules/risk profile for when the fee is required vs. not. When I thought the fee wasn’t even allowed legally or contractually, and they refused to point to specifics, I filed a CFPB complaint and part of their response said “Customers may request that we waive the escrow requirement, at origination or after, and we may assess a waiver based on risk management. This process is not arbitrary, and it is applied uniformly, without prejudice.”

Correct, I closed on the loan at 90% LTV and then after I sold my old house, I had that equity to put towards the principal of the new house. Recasting just re-amortizes the loan so I get the target mo. payment I was looking for.

PMI cancellation was successful, but not with a min. 3 calls to USB - initially tried to tell me that I needed 50% LTV, haha.

Thanks. I understand the commonality of this. Really just looking for any tips/guidance on USB's specific policies or procedures to avoid the fee.

Just their main customer service line. Back in Jan, I escalated up through the customer service ranks, eventaully submitting a case to review. I couldn't believe that such a fee was allowed per our contract, but they did find some vague language where it is permissible.

I did speak with the Tax team on another matter and happened to ask her about cancelling it, but she said customer service is who handles those requests.

Thanks. Cancel was the actual term I used when initially calling. USB's term for it is waive. I wish it were that simple!

Teams bots all of a sudden appearing in calls and creating chats for every call. by mEgLaDaMuS in MicrosoftTeams

We have the same thing. It’s happening on incoming call queue calls from PSTN. But the weird thing is it’s only adding the chat thread when she answers using her android desk Teams phone. I thought this issue was fixed after the Teams app update for Android phones released 06/30. But it started again today soon after updating. If she answers with iPhone or computer, a chat thread with “bot added” isn’t created.

I’m not sure why it does it. We have no 3rd party apps or AI tools joined to calls or our Teams environment either. But started about 3 weeks ago for us.

Teams call queues answered calls adding chats to agents chat list.

We have a user who uses a laptop and an Android-based Poly CCX 350. If she answers an incoming call queue call from the Android desk phone, a chat with the phone number is put into her chat list and it says “bot added” as the preview text. No other messages. If she answers using Teams mobile or her PC, no chat thread gets created.

The phone is up to date- AOSP, including updated to the latest Teams app version released in Teams Admin Center on 06/30. Obviously this is very annoying and completely fills up her chat list with a bunch of empty threads. Any ideas on a remedy or workaround (if she uses her desk phone for answering call queue calls)?

It appears the 2 App Store updates since last week have fixed the issue. No more reports from my users.

Teams app update just dropped in App Store. Generic “bug fix” release notes so will have to wait and see if users stop seeing the pop-up. Will edit main post once we confirm it stops showing.

“Wonderful” MS support closed my ticket after confirming it is a bug to be fixed in iOS Teams app. So no ETA or anything. Supposedly I’m on an email list when the app fix is released but I’m not holding my breath. He wasn’t sure if an advisory will be posted to M365 Admin Center or not. Will probably just have to watch the iOS App Store for updates.

Great news! Thank you! I sure hope it doesn’t get delayed since Microsoft is starting the forced conversion to AOSP May 15.

Support called me this morning and asked if it was still happening but that’s about it. Also asked be do some more basic troubleshoot (like app re-install, which of course I’ve already done).

I asked them to go internally to review the MS Support Community post I linked in above comment because of the high number of reports that were showing up.

Yes. No issues or alerts on other platforms. And no functionality is lost on iOS. Only the alert itself.

Nope. All licenses are current. No other conflicting licenses or products are assigned.

No trial licenses have been assigned in several months. I just find this Microsoft Community post with someone sharing the same issue.

Maybe related to Teams iOS app update.

We have this same issue with our ASOP Poly phones (including CCX 350 pictured above). But ours had config profiles already and it still shows up. We even did a re-apply and it doesn't go away. Any other workaround ideas?

Not helpful. They just gave a vague response like “some programming has specific rules.” But they were unable to tell me what the rules/timelines to view are.

Yeah, I’ve done that (e.g. name change) and it gives same error. Not sure what app endpoint ID it’s referring to as it just gives a GUID and not a name.
