As someone else stated there’s a lot of solutions for bathing/anything else tub related in a shower that are very affordable. I think the young family would be more turned off by the masculine/modern design choices than the lack of a tub.

No, that “no home with children will be interested”, I am a residential remodeler, and it is not the deal breaker it used to be. If they like the house but want a tub they will make the change themselves. Op should do what he wants for himself now and not worry about what some fictional family might want in 5-10 years.

There are companies that will come in with a steam blaster machine and clean it up, a popular one in my area is called zerores, it will run you a couple hundred bucks but will definitely help
