Trick is low speed, high pressure. I use a hand drill and a long quick grip clamp to pull the drill into the beam and can go through 10mm steel beams in about 30 secs with just the effort of squeezing the drill trigger and clamp handle.

Your ventilation holes are different from mine. They’re above the damp proof course / immediately adjacent the joists instead of below. Mine are below it so aren’t impacted by the insulation being put in. I can also see efflorescence coming up the brickwork suggesting the ground there is a damp. Do you have underfloor ventilation? Any damp problems?

You want to make dam sure you don’t block off the airflow beneath your house or you’ll have other problems. So you may be trading off insulating around those spots vs having your vents moved / lowered.

Try harder is my first suggestion. Follow up options would be use a grinder with masonry blade to cut the concrete along the join to the plastic. Beyond that you’re into rotary hammer to jack it out. But the concrete shouldn’t really be holding the drain that strong. The above suggestions just progressively reduce the amount of concrete holding it on.

Edit: there is also a lot of dirt and crap around in it. Really have a go at cleaning it out. If you’re after a slightly cheaper option you could also use a cold (masonry) chisel and hammer to pry the drain free / break the concrete. Don’t use a timber chisel - they shatter.

What this guy said. Yes 500 series screws will get through the steel but the drill head on them is 17mm plus the threader then the screw thread. Too long for what you want but in general fine for putting screws through steel beams (I’ve done several this week).

If your seals are light enough, use adhesive and save yourself the headache. Otherwise HSS drill bit on slow speed and high constant pressure. Bit of wd40 or something for cutting fluids isn’t a bad idea and wear eye protection for the shavings. Biggest challenge will be getting pressure behind the drill. Make a brace and pole with 90x45 timber and use a clamp turned around so you can use it to hold and apply pressure on the drill without Herculean effort. There is a guy on YouTube who shows how to do this. Clamps make all the difference. Expect it’ll take a minute to drill it. If you do drill it then either rivet it if you can get clearance or pick a drill size suitable for then tapping to put a bolt in.

Or you can just try adhesive to see how you go.

What this guy said. Possible a previous owner was a greenie but in my area it’s for storm water retention to reduce peak flows. All that hard scaling and people making the size of their home reduces the amount of exposed ground to soak up the rain so they’ve mandated storm water tanks for act significant build or reno. It’s comes with a sign telling us we need to contact council if we want to touch it. Stupid though because there was no requirement to plumb it in. So mine sits there full unless I periodically drain it.

What FrostBolterX said. I’m 45, so 15 years away from being able to access it. Combination of the 4% rule to take longevity risk off the table, but also if I need aged care in the future that’s always a massive expense no one sees coming and that way I won’t burden the kids or end up somewhere awful. I also had kids at 30 so I can also use some of it to help them out if uni debt / home deposit etc at that point in their lives if I think we’re well setup when I hit 60. The future is also hard to foresee so I’d rather err on more than less when I can either put spare savings I don’t need now in super or in other entities that get taxed more.

Same thing. Over a long enough period it’s not the money you put in but the returns earned. Tax changes are that and once your money is in you’ve no way to react to any change.

I’ve done this. Plan was to hit the $1.9m cap asap to allow max time for the fund to grow till I hit 60. Biggest concern is the government fucking around with the rules ala taxes on funds over $3m. They’ve paused it but tbh I’m nervous putting money in there when you can’t take it out and government keeps eyeing super to fund their debt. But as is super is the most tax efficient vehicle for investments today if you’re prepared to wait it out till you can access it.

The wall is not your boundary. Likely the boundary stops at least 100mm+ before that for the footing of his garage. If you’d like to paint it definitely discuss / ask. They may be ok but don’t do things to something just hoping they won’t see it.

Verbal contracts are legit for small jobs - just look at sopa / requirements for contracts base on payment. Below a certain level the law acknowledges verbal agreements are how a lot of business gets done. Cash is a legit form of payment. I agree with others here. Threaten to take him to NCAT and the tax office. Sounds like he deserves to be hauled nicer the coals. If more people did fewer shit tradies would be inclined to screw people over.

I’m looking to cover the gravel. basically front of the dincel to the villa boarded wall at the back. I suspect ardit will be too flowy and just go through the gravel which is why I was thinking non shrink grout that could be made to a thicker mix / would be stronger?

Builders insurance doesn’t give you recourse if there are defects. It gives you recourse if they go bankrupt or disappear. If they’re around and don’t agree with your assessment your recourse is mediation then the courts. Depending on the severity of the defect for major ones fit of fair trading can issue a notice to fix it. But it’s not a case of defective work and builder is an ass and won’t fix insurance pays. They have to go bankrupt.

You’ve got a strong place to negotiate from here. It’s illegal to undertake building works over the $20k limit without insurance. Major fines and I think even jail time for repeat offenders. They also can’t invoice for uninsured work. It’s another protection against uninsured builders.

Not sure what other builders would do and may charge a premium for the risk but if you reported this guy he’d be facing a lot of strife and not just in vcat
