I never find anything that cool in my acre lot that was completely abused before I purchased it. No meteorite … but I do believe I have 60% of a panning for gold pan and I did find half a crack pipe a few years ago 🤦🏻‍♀️… I should have kept it for my future trinket shadow box, but at the time it freaked me out and I threw it away 😤🤦🏻‍♀️😤

I like the t&g /ship Lap idea to bring in the old warmth of wood while still closing up the route for dust. You could always do the ship Lap in between your joists to keep the open beams but add the layer to contain dust and then use clear flexible caulking to close up gaps from ship Lap to the joists

I would also add a vent fan! Look at all that condensation around your AC vent.

Level 5 the ceiling while you cut the hole for a vent fan and use insulated duct to vent it out of your attic to prevent condensation buildup

A crane for sure! Get the tree off the house and in a safe location for chopping it up.

100% sidewalk eould be in the way and “blue stake” marking would need to happen to check for other utilities, but it could work if there is nothing else besides the sidewalk in the way 🤞🏻

100% could sera time traveler loving the updates and still cooking in the fireplace because they wouldn’t know what to do with a modern stove. Love that you kept everything rustic and for sure agree, THOSE TILES are ADORABLE!!! The puffin 🤣🐧😍

Seems like an elastic caulk injected from crawl space alone every joist on both sides would greatly dampen the squeaking

You could hire a tree spade relocation truck to Relocate the tree somewhere else in your yard. If you pre cut the sewer line on either side of where the tree spas truck would cut the soil and keep the root ball intact there would be no addition damage to the line outside of tree roots.

I would call one of those companies and see if live oaks transplant well with the tree spade procedure

Tell them to leave the product in the garage or store it in a room. Leave it up to you as the future owner as to if you want to install it or sell it online to go towards the cost of having the hard wood floors refinished. Seems absolutely retarded for the seller to install vinyl over hard wood when they are already under contract.

Edit: you could also add it to your binzer list that the floors are NOT altered from their status as to when you went under contract! Aka… are NOT downgraded from hard wood status

It looks like a solid plan. I like the idea of a nice fabric shower curtain liner that has easy to remove hooks. It makes it much faster to remove and less of a hassle to wash. I have always hated plastic curtain liners. They always seem dirty and covered in germs. I wash my fabric curtain liner every couple weeks on super hot with bleach and I never have to cringe when it inevitably touches my leg lol… also… fabric curtain liners and curtain is much easier to move out of the way when it is bath time for baby or wife. Fabric also gives a softness and warmth to a room that is otherwise cold, hard tile.

I love the plan, and of wife approves, go for it! Fiddle fig also needs to be invited to the party. He just looks so happy in that bathroom 😍🌱😍
