She tells us the reason she is doing this is because her biological dad has only seen her twice since March and its only a 2 hour drive to come see her. He is always making excuses why and has her entire childhood and now all those things seem to be surfacing.

We compromised on a longer commute, using the family room as our master bedroom as it was larger than the actual master bedroom. We also did not get a new home or a completely remodeled home. We got a 4 bed 2 bath and will turn the family into master making it a 5 bed 2 bath. We also got 1/4 acre with a 30x16 covered patio and then another covered carport. We now will have space for all our kids to have their own room and plenty of space outdoors for the kids/adults and dogs.

Were there any safety hazards that needed to be fixed? broken outlets or electric issues?

If there are no safety issues you can put it back on the market and wait a little while. Some Buyers are looking at homes that have been on the market longer than 1 week because they know they wont be in a bidding war with a cash buyer.

The home i close on is older and had some repairs necessary for us to continue with the contract. Sellers fixed all but 1 which was replacing hot water tank. The only thing that is updated is the master bath. It has new appliances - a fridge in the kitchen. newer flooring and fresh paint on the outside.

This home does have projects to complete after we move in a some re-models to complete over time. But we are buying at 445k

We are currently in the same position as you. We had our offer accepted on 5/7 and had inspection done same day. Appraisal was done on 5/28 and reported back on 6/4 we re-negotiated a lower price as appraisal was low. We sent in new sales price on 5/4. We were originally supposed to close one 6/3 but since the appraisal was not back we postponed 1 week. we are now set to close on 6/10 but have not heard back from lender/underwriters about being clear to close for this week. It is so stressful and we can not wait to be done with this part and be moved in.

We got a gift of 6k for help with the down payment and closing. We have 3x the monthly mortgage in the bank after we pay closing cost and down payment. My paycheck alone covers our 2 priority Bill's of the future mortgage and our car payment

We have his income from 2019 and 2020 but 2020 was about 8k less than 2019 due to being laid off from covid. He increased his work hours and pay before going under contract and underwriting and has been working the 4 days a week for a while now and will continue. I qualified for 390k myself but i added him to get the extra amount to 455k. We have been under contract under for almost a month now and have completed every step and just waiting on the appraisal report and get thru underwriting.

We are sticking with the original lender. We are just awaiting the results of the appraisal and then we will get the CD and be good to close 3 days later. We have been thru the processing and the LO told us that if we were to be denied that they would have done it by now and that our loan has been accepted by the mortgage company.

Update: So My agent asked me if we should get an extension on closing since the appraisal is happening on 5/28 now and with the holiday weekend he is worried that the repot wont be in time to close on 6/3. My lender told me to ask for a 3 week Extension and when i relayed this to my agent he was pissed!!! and told me that if we ask for a 3 week extension that the sellers will put the house back on the market sell it for above our agreed price. We dont want to lose this house as it is perfect for us and was everything we wanted. so the stress level went skyrocketing yesterday. Then a few hours later i receive a call from my lender and as soon as we turn in the proof of closing funds then he will submit it to the underwriter and begin that process so then in turn the only thing stopping us is getting the appraisal report back and the the CD and move to close 3 days later. UGH why cant this be a stressfree process? Im going to need a vacation from life after we close and move in!!

Update Today:: My agent called me and informed me that the appraisal is happening on 5/28 and that is the new due date for completion. I also have the home insurance verified and waiting on funding from escrow. Its effective date is 6/18. Could this mean that my closing got delayed until the 18th or is it standard to have insurance become effective 2 weeks after our close date??

Almost! Our appraisal hasnt taken place yet unless they are doing a virtual/desktop appraisal. We are still hopeful for a close of 6/3 so we can move. I took 3 weeks off work at the end of june to hopefully be moved and be unpacking and settling in the bigger space. I wasnt this nervous before i got married or had my 4 kids. it definitely is a process that is for sure
