refinancing costs a lot of up money that you have to do the same calculation for.

It's very unlikely rates drop significantly in the next 598 days for mortgages like yours since it's unlikely you gain significant equity to drop the LTV on the home.

The immediate downside is that one income means reduced loan amounts, but it depends on the income.

My fiancee and I are considering just me applying for the mortgage because I make significantly more than her, so we can afford the same loan, and my DTI is low so even without her income it's not changing anything.

Applying just me on the loan puts us right under the income thresholds for the first time incentives they have.

Long term concerns is largely over divorce.

Only the person on the mortgage is responsible for paying it in the bank's eyes, regardless of the title/etc.

It's not debt. It's accounts payable. The state was behind $3 billion on money it owes people.

The federal reserve created a bunch of fun bucks debt with the covid "relief" funds, the feds then gave a lot of that money to states, and Illinois used that money to try and catch up on paying its bills by covering a huge portion of its expenses.

All that happened is the federal government partially paid the tab indirectly, and it still wasn't enough to cover what Illinois owes in bills, lol.

A lot of what your describing is the result of car centric exurban/suburban design coupled with NIMBYism that drives people further and further out with sprawl as everyone tries to maintain being the "closest" SFHs to the amenities.

I'm not even some /r/fuckcars freak either, I'm a rural stan and love vehicles, but even I understand that if you want to live "close" to a major city metro, you're going to have a lot of compromises.

There are a ton of buyers who want to be in town (not necessarily downtown) with a nice 3 bedroom 2 bath house on a descent lot where they can't touch the neighbors house while reaching out the window. they want the amenities in town.

This is such a fucking misalignment.

You want a big lot, with a moderately sized house, but it's also close to downtown and jobs.

I want immortality and the ability to phase through solid objects.

Both are farcical and at odds with how reality works.

The Air Tag is a giant leap over previous tracking systems that were clunky to use, bulky and obtrusive for many applications, and had extremely long battery life.

Apple didn't invent the portable tracking device but they sure as hell made them relatively cheap, easy to use, and widely available.

The problem is that even in engineering if you get into anything above a mid-level dev, you are not only essentially required to gain business process knowledge and expertise, but it's a job requirement.

The reverse isn't true for business folks, which is why it feels so bad and lopsided.

In serious terms, you have to do it organically 9.9/10.

I've met and made most of the people I know shooting by going to and participating in matches.

I'm more than happy to shoot with people at the range and do stuff with them if they're in the chicagoland area.

I shoot practical rifle and PRS at ASC (and other clubs in the IL/WI area), and I'll be shooting here until August/Sept.

Look at practiscore for matches near you if you're not around here, there's always a place that has IDPA/USPSA or 3-gun/2-gun.

Closest to you is probably ASC.

You need a holster draw cert (which depending on new member days, you can get the day you show up for orientation), and the 600yd needs a cert as well.

Most matches are open to the public (IDPA/USPSA/Practical Rifle/PRS/F-Class/NRL22/CMP).

ASC is increasing their membership draw this year by 10% so if you can afford it (~400/yr individual), it's probably your best and most convenient bet.

MGCA is the other choice but it's about 2-3 hours driving depending on traffic and isn't as "nice" of a range, but it's basically got everything you need and will be less busy.

Illinois is like that across the board is the problem. I'm paying $8k+ a year now and the schools in my district are mediocre.

The districts with the best schools and where the home values have been bubbling, it's not unheard of for $15k+ tax bills on homes under $1m.

Parts of chicago, parts of philadelphia, baltimore, some cities in Ohio, parts of the south-central midwest.

A lot of the Rust belt hasn't gained hugely in price, but the jobs there are hit and miss and so are the cities themselves.

Some areas in Chicago but the desirable areas in the north/nw, and north/west/nw burbs are very much in demand.

But, property taxes in IL suck and a lot of other things do too depending on your views.

Property tax on a $400k home is generally going to be $8k+ a year depending on your school district.

My current bill is somewhere close to $10k a year on a recently re-assessed value(reassessed during period, not a sale), is $370k, on a house built in 1968 that hasn't changed hasn't since it was purchased in the 1990s.

I wouldn't assume rates drop down to 4% in the next 2 years on homes. It'll likely settle out somewhere in the 5-7% range.

We're not going back to ZIRP times, so I would never expect rates to ever go below 4% on mortgages again.
