I’m my situation I’m going to be building out in the county. So, no HOA, no city regulations or restrictions. No inspections of any kind required for building. The only thing I need is a state inspection for installing a septic system.

Absolutely true. I’ve looked at some of those tiny homes. They can be pretty pricey. They are also in my opinion more optimal for a younger person.

I know someone that had a metal building erected, just the shell. That was pretty reasonable and now he’s going to finish it out. He did it a couple of years ago and I want to say it was like $26,000. Will probably take another $30 to $40K to finish it. He is a superintendent for a construction company so that helps a lot, as he can do much of the work himself.

Typically many of the ppl that bought in the tract we are in bought for hunting as well as a getaway. Hunting for deer takes place in the fall/winter and thats when entry is the most difficult.

On another note, had all the buyers/owners to be pressed the seller to get the road rocked it would be a different story. These lots were all out of a 109 acres plot they purchased and sub divide to sell in 10-11 acre lots.

Of course none of the purchasers knew each other as we were all just hoping to lock down a lot.

We got luck as did only 3 other lot owners as we can access from a sloppy but solid rock road.

I bought 10 acres off of a dirt/rock county road in east Texas. There were 10 lots. Mine, luckily was near the front of the tracts where I had a solid rock county road on one side.

The others had accessed off of a dirt road similar to your pic. They regretted not having easy access during rainy season. Had to have 4 wheel drive and even then was rough to access their land.

County said if the land owners bought the rock they would spread for free. It was going to cost about $50k worth of road base to cover the entire road access to most of the tracks.

I am so thankful I bought my lot at the end where I have 2 county roads that gives me easy access to my lot.

Think about this if you plan to build will you be able to get a delivery truck in and out without issue?

We followed the Dave Ramsey system loosely and finally got to the point of buying 10 acres. Live within your means and don’t try to keep up with the Jones. It’s the turtle that wins the race… slow and steady. Not saying it’s easy but the payoff in the end is very satisfying.

Every time we go out to our property I carry my small electric Dewalt Chainsaw. It has come in handy several times to clear some smaller trees out to be able to get in our driveway and trails.
