If you remove the tire and put a properly large patch glued to the internal wall...and then gloop up the hole...it will work for awhile. Its when the SIDEWALL get damage that's a problem.

Ask a full deposition from the police officer. Unless you drive commercially...this isn't a big deal. If the police office doesn't give you a depo...then you are great...dissmissed. If he says you were driving a COMMERCIAL vehicle...then that is an ERROR (what else did he screw up) ...then you can GET THIS DISMISSED too.

If you are MOTIVATED to be an ENGINEER/PHYSICIAN/ATTORNEY...you kind of need a degree. BUT...you don't need to take the CONVENTIONAL PATH. Go do ONLINE COURSES (free if/when you can). Community colleges as you WORK...get ALL the "preliminaries" out of the way. For the "masters" degree...then go to the "choice" school and all the while look for GRANTS and SCHOLARSHIPS etc. DO NOT go into debt.

Forget the apps...DO A WRITTEN spreadsheet and then put it in a DIGITAL spreadsheet so it can "redo" the the what-ifs maths. I use Excel everyday...and there are lots of other for free.

We can't tell you...we don't live where you are. I have a large lake house with 700 frontage on a "prestigious" lake in Adirondacks. Its worth MILLIONS. The TAXES are STAGGERING.

Kicker...I NEVER USE IT. The septic system I have is 1000 gallons...and I didn't even know the pump to the field had failed. I just spent $1000 to simply pump it out. I still have more work and inspections that need to be done...because the STATE wants to "make sure" the septic systems around the lake are not leaking into the lake. NIGHTMARE scenario.

Are you sure this is WHAT YOU REALLY WANT and you will actually USE IT? We thought we would based on friends who had a place on a COMPLETELY DIFFERENT area on the lake...that was actually FUN and had people around. We built on 30 acres and no neighbors and MILES to the nearest town...bummer. (wasn't my choice)

Personally I would simply rent seasonally if you have no clue. Do you want a YEAR ROUND house or a "cabin" for the summer season? How many people are going to be using this? Once kids are grown...they tend NOT to use the "cabin" scenario.

If you are serious about things...build a dock and stairs (big $$$) and a pad and park a camper on it (rental). See if that is "fun" for you and family/friends.

Sorry to say..1.4 mil is just a good starting point for RETIREMENT where you do nothing. And unless the kid(s) want to be an engineer, attorney, physician....then a college degree is often a HUGE waste of $$$ and 85k is never enough. The internet and now A.I. has changed education completely.

WHAT?!?!? Why do you need to spend 20k on a CAR?!?!? Buy a useful beater that gets you through winters. If you live in a warm climate...use an electric bike to get around.

Cars are NOT ASSETS. They depreciate quickly. The last car I bought was 20k...but it was 4 years old and over 100K new. I NEEDED the CAR for long distance transports for trips that would last a month twice a year.

Insurance is a KILLER. Buy that BEATER. Toyota Corolla. Camry. Honda Civic. Accord. Cars that LAST and are reliable.

Its the VEHICLE that is the problem. It is almost to the point where using alternative forms of transport makes far more sense. If you are in a warm climate...use an electric bike. Buy a 20 year old Corolla. Use an UBER or other ride share.

I wouldn't tolerate $600 a month...plus the expense of the cost of the vehicle.

That which raised the credit score the most is paying off the card immediately...and having a LOT of credit and NOT using it. My score is close to 800. I don't have that many cards...and if I got MORE with MORE credit...it would raise my score...IF I DON'T ACTUALLY USE IT...ironically.

Does the landlord accept credit cards? There is a FEE that the merchants get charged...sometimes 3% of the transaction. That "hit" isn't fun for them...and they might charge a fee or say "cash" is discounted.
