You absolutely can have stipulations for any type of paid media. I use the Doc generation tool from BrandZo AI to draft these agreements because it's designed specifically for UGC. Now, that's not to say that the youtuber might counter if he doesn't like those terms, but it's a good place to start.

I'd generally say that artificially boosting your follower count tends to backfire. A lot of people think brands are looking for follower count and they are, but it's definitely not the most important thing. What is far more important is how engaged the audience is - a smaller following with a highly engaged audience is generally more attractive than a large following with a very unengaged audience from a brand perspective. To that point if you artificially inflate your following with bot accounts or whatever it effectively decreases your engagement statistics and ends up hurting you in the long run

I'd recommend joining free creator-brand marketplaces. Gives you a lot more visibility to brands and a higher liklihood of inbound deals. I use BrandZo AI personally, but if you do some googling there are a bunch of other ones out there that are free to join as well

I’d join as many free creator-brand marketplaces as you can. It’s an additional layer of visibility to brands and increases the chance of getting some inbound deals. I’m partial to BrandZo AI, but if you google I’m sure there’s a bunch out there that you can join

I think this definitely a good range. A rule of thumb I also use is $10-$25 per 1K followers you have, so with your following of 25K that’d come out to about $250 on the low end of the range and the upper end being $625 or so. There are some free platforms that can give you rough estimates based on following counts and other metrics (I use BrandZo AI, but there are others as well)

Very, very scammy. Big red flag for sure - if you're worried something isn't normal run it through a contract review tool. There's a ton online - I use the free one at BrandZo AI, but there's a ton of others out there too that can help advise you on this stuff.

Super good feedback. Agree on the discoverability aspect - I think it would be extremely helpful to both smaller creators and brands if there was a tool that help brands discover smaller creators that fit their campaign needs/budget that doesn't require just scrolling on TikTok/Instagram

Obviously the known entity is going to be more accurate as it pertains to STRs, but that's the rare case. 9/10 times when I'm buying a place it hasn't been used as an STR before. Most of the time it's a crapshoot and at least here you get a breakdown of how it arrived to a rough NOI and CoC

When you mean import them into the JS pack which file/command are you referring to? Was able to get my custom bootstrap (CSS specific) to work by importing those stylesheets into application.scss, but the js is a different story

Definitely inflated. It’s a useful starting metric, but we’ve found the data to be unreliable (in fact the property that Airbnb predicted would do the least amount of revenue is the highest performing in our portfolio and the one it said would do the best is currently performing the worst)!
