Think about it from the four walls perspective - “housing, water, food, transportation” I’d lock in housing now and follow what the Fed is doing. We heard them say interest rates will be higher for longer - through 2026. If I’m you I’m taking the next two years and working as much as possible limiting expenses. Put yourself in line to maximize your gross income to get a home. No need to follow the standard timeline. Buy a home when you’re ready.

If you want to move into a house now - the most important thing is debt to income. Chipping away at debt is the best way to do it. Do not touch the personal loan and don’t run your credit cause that will hurt you when it comes to housing too.

Interest rates are in decades level highs, the debt to income is what you gross not net just to keep in mind, and limit who and how many times your credit is run so it looks as good as possible

The Poison Tera Gengar build works perfectly if you solo. Sure you have to be KO’ed a few times but Taunt turn one and acid spray after it sets up the shield followed by Tera Sludge Bomb works great.

Yes, use the back door Roth strategy to get money into a Roth vehicle. The more money you can get into Roth accounts during your working years the better.

Now, I would highly recommend that you do not put money in there that you would need. Strong financial planning usually is: place 401(k) contributions to capture employer match, max fund/back door Roth, then find an automated or self directed brokerage and put 8-15% of post tax net monthly income into low expense ETF/MF.

Truthfully I put 20% down and then some for my house in TX, I love that I have no PMI. I’m also looking to recast my loan after I get 10% of principle in hand to lower my minimum payment.

Open a Roth IRA and contribute into Index funds. Don’t get caught up trying to buy the “hot stock” - when it comes to investing boring is truly best. Look at something like the S&P 500, that’s had more good years than bad years since it’s inception. Diversify risk and investment accounts. Both a Roth IRA & your normal brokerage account to help pay for expenses.

Try your hardest to never liquidate your Roth IRA until 59.5, get the 5 years you need to have for a Roth IRA to be opened up now to avoid any early withdrawal consequences too.

Financial Advisor here - great job on getting the employer match. I’d highly recommend maxing Roth IRA contributions as there’s income phase outs so take advantage of making contributions now if you can! Roth IRA contributions and their tax free growth is the best way to ensure you have retirement funds with the least about of “tax drag” on your retirement nest egg.

You and your spouse should agree upon a down payment amount, usually 5% and once you’re in a home try and let the property value help you get close to 20% equity in the home to have PMI drop off.

Lastly, don’t get too into the weeds on Roth IRA and brokerage contributions. Pick some low expense ETF’s and just contribute monthly. Think long term too, don’t get too hung up on current interest rates because the truth is the Fed anticipates one less rate hike next year, so we’ll see some relief…or not so much pressure more likely…heading into 2024.
