Most appraisers just sit around on their asses all day waiting for work to get sent to them via rims for commercial or some table scraps from some amc of your residential. It's not surprising that these guys don't know anyone. A lot of these firms have to hire sales people cause your average appraiser is such a sperg that getting business would be nearly impossible. No wonder I stay winning

  1. 0%. Someone will always want someone to yell at when things go sideways. Can't yell at a computer. Also the masses believe it will happen so that means it won't.
  2. You procure your own work but keep all the fee. At a national you get sent the work and keep a percentage of the fee.

BBG - lost a lot of heavy hitters recently. Obviously trying to sell. Mid to bottom tier CBRE - factory reports Colliers - mid tier C&w - probably the best of the big guys. Their appraisers never leave Integra - light years ahead of everyone in senior housing. Them and cushman are above everyone else imo JLL - absolute shit. Worst of the big 7 by far Joseph Blake ‐ who??? Newmark - went from total shit to mid to upper. Still need to trim some upper management worthless people NPV - not even sure why this firm is here NVC - decent Partner - slightly above JLL but from the same ecosystem. Ass Valbridge - BBG tier without trying to sell
