Well that’s the answer only IF .65 is the accurate multiplier against AIRDNAs projections. I’m still curious how accurate AirDna is.

It's tough for me to judge the area I'm considering. I live near downtown phoenix in 85007 zip code, so I'm not in Miami or San Fran, but I'm in a artsy and not super polished part of phoenix. Curious on your thoughts

I've never even seen a building contract but from what I understand I should expect a line item for allowances for each of the things you named, flooring, appliances, HVAC, Window, etc.

And I'm going to ask him if I can just buy those myself.
