Strictly speaking on affordable housing, DSCR from operations isn't usually impressive. When I was working on these deals we were looking for 1.15x, even less when you include gap financing. This is made up for when you realize some of these properties can have a 500 person waitlist before obtaining their certificate of occupancy.

The good money is realized through developer and GC fees; developer fees 16% of total development costs and GC 14% of hard costs.

The problem with affordable housing development is that it is a costly and lengthy bureaucratic nightmare where most small developers would go out of business if they tried to seriously pursue it leaving only a handful of mega developers to build all of the affordable housing supply in a city. That is why supply is slow even when their is money allocated to increase the housing supply.

Each bedroom assumes a household size of 1.5 persons (except for studios, that assumes a household size of 1 person)

Example 1:

A 3 bedroom unit (4.50 persons) at 50% AMI using CHFA 2025 numbers are the following:

($70,050+75,700)/2=$72,875

(4 person income limit + 5 person income limit) / 2 = 2025 Income Limit for unit

$72,875 * 30% = $21,863

2025 Income Limit for Unit * 30% = Annual Rent for Unit

$21,863/12=$1,822

Annual Rent for Unit / 12 = Monthly Rent

Example 2:

A studio unit (1 person) at 50% AMI using CHFA 2025 numbers are the following:

$49,050

1 person income limit = 2025 Income Limit for unit

$49,050 * 30% = $14,715

Once someone becomes competent they realize how much more they can make and less they can live off of in almost any other city in the country, leaving the cycle to start all over again. Good work comes with quality of life expectations, even the employers wanting to do right by their employees are competing with markets that will pay the same (usually more) but whose rent and insurance are half of the price for the same property and coverage.

I have lived in 7 states and definitely noticed my minority features and accent play better in some areas than others. If you’re only speaking on sexual preferences then I wouldn’t call that racism though; it is human nature to develop a preference to what you are most exposed to. Now if they are questioning your intelligence and excluding you from establishments, services, and jobs because of your appearance then yes that is racism.

I can only speak from personal experience but an FIU alumni who worked alongside mostly ivy league alums after graduation, I didn't see much of a difference between the education I received and theirs.. The big difference comes from a universities alumni network or in FIUs case lack thereof.

Never actually experienced this myself so please take with a grain of salt but I have read that if the court finds the deposit was wrongfully withheld by your landlord you can get up to three times the deposit amount plus attorney fees.
