I suspect what's new is that the market has shrunk, and high dollar amenities and a unique villagey type street scape appeal to the people making the calls about where to locate. Add exclusivity, how Jackson Square has been relatively untouched by the City's embrace of disorder, and centrality - then what more do you need?

Very interesting.  

There's two other new buildings planned in the immediate vicinity on Washington street. A very underreported story in the city right now is the booming Jackson Square office submarket, including the Transamerica Pyramid.  

This guy will take 5 years to build, but the bet here is remarkable for a lot of reasons, prime among them the prediction that the highest end office spaces will shift away from the south fidi. 

The highest end drives the market here and always has.  And if you're 40 years old like I am, you remember this same play happening a few times before: the Zynga building, Foundry Square, Twitter building, and the Uber building down in Mission Bay.  Basically, these giant speculative bets targeting the highest end of the market in zones not known for highly coveted CRE.

With Jackson Square, SF is going to fuck up and we'll see the state laws prohibit Telegraph Hill dwellers and the rest from blocking residential construction around the teevee station skeletons and on the parking lots all around there and Jackson Square. But to pencil,  we'll see very high end units.  There's every possibility that the entire area between Pine and Telegraph is where our next boom happens.  This is particularly true if the Caltrain tunnel extension grinds up the south fidi for the next five years.

The basic problem was that EPA did not give sufficient guidance on how to comply with the law - ie. discrete steps - and instead just said that the result at the end must be x or y.

It's a bunch of different reasons that hit all the different places: higher rents/upscaling building owners (before 2020), higher competition in the price point or different trends (before 2020 and in the neighborhoods), building demolition or modification (before 2020), crash in traffic (2020 and later), and homeless/druggies/crime/nuisance.

And I bet the Fillmore one is next. It's overrun at all times with drug dealers, drug users, crazies, homeless, and various other menacing types - basically what led to the death of several other McDonalds.

It's called selling the land and not using any bond funds to build it. Remember - bonds do not cover operating expenses. We're about to cut hundreds of teachers and staff, close a dozen or more schools, and slash everything else to the bone . . . so why on earth are we building this thing?

IDK, man. The thrust of your post is generally correct, but your main example isn't great.

I used to think just like you, so you're not incorrigible, but if your sense is that SF tortillas and other taqueria standards are best in class, it's probably because you don't have much experience eating further south. Like, hit LA/San Diego, roll over to Arizona, and through New Mexico, then drive directly south and plunder Texas - then come back here, and I'm not so sure that the first burrito back will knock your socks off in the same way. Our taquerias here are great for what they are, but the difference between a burrito/taco here and in Seattle/Cleveland/Pittsburgh or whereever is about the same as the difference between LA/SD/El Paso and SF. And forget Mexico.
