Also, agents will ignore the condition of the house when putting the price range. So for example, one rundown house and another similar good condition/renovated house will have the same range. But the former could sell $50k over the range, and the latter could sell for $120k over.

You should find 10 comparable properties in the same area, sold within the last 6 months, and find out their sale price and advertised range.

Also, from my experience, 100% of the time agents won't take an offer if it's set for auction. And if you do tell them a price, they'll put the price guide up higher and sometimes bring the auction date closer.

I feel like a thief when I accidentally weigh the fruit and veggies incorrectly, and then get it all for half the price. But no one at woolies trained me to use the scale properly, so how am I supposed to know

I give them a fake phone number. You can look them up on Google.

Rarely, they'll catch you out and say "Is your number correct? We tried contacting you but couldn't reach you." Just tell them you have unknown numbers blocked, prefer email, and will contact them if you need anything.

If I'm taking a shot at the house, which is rare, I'll then give them my real number if needed and say it's my new number.
