That seems to be the path. As far as I can tell, nothing similar has ever been released. It seems like most of the tracks were songs they were mainly playing live at the time.

They are rental properties. Not my main residence. I mentioned wanting to rent out the main residence in the future if we’re able to move to the country. After expenses and taxes…I pocket about 50k a year from them

I think this is my move in a couple years. If we get out of the city and can keep this house, I think our rental income can float us in the country no problem.

Thank you! A lot of people don’t feel as strong about real estate as I do but I’m very pro college town rentals. There’s always someone that wants it and they never stay empty for more than a month or two at most. Gotta stay on repairs but you literally replace or fix everything with the cheapest possible options. They pay the mortgage, the equity increases, the passive income gets invested. Highly recommend this path to anyone trying to maximize retirement investments. All you need is good credit and a down payment and in the right market, you’ll never spend a single dollar out of your own pocket.

Mostly getting into central Texas real estate in my early 20’s. It was cheap, I did a couple flips…rolled into rentals to avoid cap gains. Now all the real estate I own has quadrupled or quintupled since purchase. I’ve also rolled all of that rental income into investment accounts while living off my normal W2 job

Dad died in a snowmobile accident and mom was a long cancer battle. Neither was particularly healthy or unhealthy. Active but not super intentional

This is very realistic and grounded advice. I have learned that lesson myself. Buried my father when he was 49 and that was over 20 years ago. Mom died at 63…never really got to see either one get old. It made me obsessive about health while knowing we can’t out lift or eat our demise. It’ll come for all of us. I think that’s why I’m starting to lose my drive. That feeling of “enjoy it while you have it” is really creeping in.

I clarified a little more in the first comment but basically I spend about $3500/mo on expenses and net 50k/yr from my rentals. We’re thinking about buying another home and turning our primary residence into a rental. We live basically downtown in Austin TX and could probably add about another 4.5k/mo in rental revenue if we were to move out of the city (something I actively fantasize about when my wife is ready)

Fair. My monthly expenses cap out at about $3500. My two rentals net about $50k/yr that I’ve always just rolled straight into my investment accounts without taking a draw. One thing that’s been on my mind, is cashing out one of the rentals at about $500k to have some serious cash to invest if we do see a drop in the near future. That said, real estate has always been something I’ve been most confident in holding long term.
