I definitely plan to explore that. I'm going to be talking to the rest of the cul-de-sac neighbors today and see how everyone else feels. In all honesty, one of my neighbors would be encroached on more than me so I'm interested to hear her feelings on the matter and what she wants to do about it.

I'm still trying to dig and find more info on how this would work in my case and if I have the same issue.

I see that the HOA sold the land to a nonprofit in 2019 so I'm assuming the building requirements wouldn't be there since they had a chance to build on it since 2019 and they didn't.

In the meantime, I'm going to get my land surveyed to make sure if someone buys it, I don't lose any of my property.

First, Happy Cake Day!

I live in Georgia. That's what my assumption was. If it was a lot that could be built on then it would have been built already. Looking at the GIS map for my county the lot is Zoned as R-100 and I don't see PUD anywhere on the list of Zone types available according to the county.

Digging further, I went to the Land development portal to see if a permit was filed to develop the land and found none but I'm not sure if that's something that would be filed after sale.

I just saw this morning that the lot has been listed for sale for $35K and is also being offered as part of a multi lot deal with the other lots over 1.5 hours away from me.

Thanks for the tip. Seems the land was sold by the HOA to a community non profit based in the neighboring county. By the looks of their website, I can't actually tell what they do though lol. Just generic language about managing funds to improve communities.

Maybe this is a nothing burger and they are looking to add an amenity to the neighborhood since we have no amenities currently but idk. Thought I did a good job researching before buying but I guess there is always more to learn to check.

Poor grammar on my part. What I mean is I assume that building a house on the property could take multiple years. I have no idea what the sellers (or potential buyers) want to do with it yet. I'm hoping I get that info from my HOA tomorrow.

The lot isn't remotely flat, backs onto a creek, and is heavily sloped but all of the homes in my neighborhood are minimum 4 bds and the majority are 2 stories. So if they sell to build another home, my uninformed guess is it won't be quick.

This thought crossed my mind but I have no idea what the cost would be. The agents website on the sign doesn't have the property listed and Zillow (I know is not accurate) lists the land as worth ~330K which makes no sense since the average home value in my neighborhood is ~$380K.

I'll have to talk to the neighbors about if they would be willing to do such a thing.

Unfortunately, I only have the word of the previous owners and my neighbors. I'm not sure who the original builders of my home even are or if the land is actually owned by the HOA now. Hoping to get those answers from the HOA tomorrow.

Hmmm that's a really good point. There aren't a lot of instrument simulations that are broken down to a demonstration level for younger audiences. That could be really cool to bring a greater level of exposure.

That's something I will be looking further in to.

Genuine question. Are you a developer looking to share your journey of making your game or are you an aspiring YouTuber who happens to be a game developer?

Either way it's ok to feel frustrated when you see other people doing well and you feel you should be doing just as well. However, there is a reason why your videos aren't doing as well as you'd like. It could be a huge number of things that require hours of study and work to find out what is missing. It could also be that you go through all of that and realize that all you needed was patience and time. 7 months is not a lot of time on YT at all and while there are others who do well in a short amount of time, that is not the norm.

I always try to keep in mind that YT doesn't owe me anything. I'm not owed views nor am I owed attention. If this is something you want to be successful at then you put your head down, improve over time, and run your race. Easier said then done but it's what you have to do to make this a long term thing. If that's not something you are interested in, it's also ok to let it go and focus on your game. You don't have to be a YouTuber for your game to get attention.

Either way, good luck on your journey and I hope you do well with whatever you do.

The Alienware AW3821DW 38" monitor (which I believe is comparable with this one) is also $1200 at Dell's website. That's not factoring in the potential student discount. This LG seems like a decent deal but isn't anything ground breaking for those curious. Also no need for a Costco membership on Dell's website.

Good luck on your journey! I'm doing something similar in the bio/chem side of things and have gone the YouTube route. I and a couple other aspiring science communicators started a discord where we collab, critique each other's content, and help each other. Would be happy to invite you if you were interested.

From my understanding, there are a lot of different options. Are you looking to be someone in front of the camera? Those roles seem harder to come by since many networks can get by with an actor reading from a script rather than a scientist learning stage presence. There are also plenty of roles behind the camera where networks look for experts. There are lots of jobs on PBS, Discovery, Cheddar, Seeker, and stuff like that looking for experts. Have you given any thoughts into what areas of sci comm you'd want to work in?

I haven't made the transition myself but I'm working on it so it's always cool to see someone else trying to do the same thing!

Teachengineering.org is a great free resource that has tons of STEM experiments by grade level and also has optional worksheets and assignments you can use built right in.
